    Default End of Lease: Do you inspect a handover from tenant or leave it to agent?

    hi
    My tenant is leaving after 24 months lease. Do you personally inspect the unit before handover? Or you just leave it to your agent to do the handover?
    What is the usual practice?

    seek you advice please.

    Are you getting the service from the same agent?

    Singapore agent very lousy in taking over the rental unit unlike oversea.

    Assuming you trust him much and if the agent is as concerned and cares as much as you do, or in fact EVEN MORE than you, for your property, then let him inspect on your behalf. Otherwise rule of thumb is to do it yourself as any dispute in future can blame no one other than yourself.

    With or without agents, trust yourself.

    yes same agent. He will also be the same guy marketing for the next tenant.

    Well, we do it ourselves, with or without the agents.
    Important things, we need to have a witness for the damages

    Ask him how he is going to do the handover check and ask for a copy of his checklist.

    You got to check the condition of your property anyway. Just do it together with your agent. Good time to set your expectations with the agent for the next tenant too.

    yes better to do it with landlord and agent.
