    Default Monthly Maintenance Fee

    Is there any website where I can check the monthly maintenance fees for all the condos/apts in Singapore?

    Maintenance fee varies quite a bit from development to developement. Some have to pay additional for parking while others lease out parking space to subsidize the maintenance fee.

    There is no website to check the maintenance fee. You can find out by:

    1) Calling up the condo management office and ask; or

    2) Checking with the agent/owner in every flat viewing.

    As a general rule of thumb:

    1) The smaller the unit size, the lower the no. of shares, the lower the maintenance

    2) The more units in the condo, the lower the maintenance

    3) The more facilities in the condo, the higher the maintenance

    4) The more "high-end" the condo, the higher the maintenance

    Maintenance fee can change from time to time, depending on the approval of the committee at the annual meeting.

    I have one property bought for 7 years and still pay the same fee. Another one bought for 5 years but maintenance increased 3 times in 3 years.

    I am looking at District 18. Had recently sold my Eastpoint Green condo (3+1). It's monthly fee was $256.

    Vista park 797sqft 1bedder $180,
    Melville park 1044sqft 2bedder $173,
    the Infiniti 1238sqft 3bedder $320,
    the waterside 2400sqft 4bedder $500.

    Maintance fees varies sizes.

    usually sinking fund....especially for smaller developments

    first yr maintenance fees sure low low one...den later on very likely to increase by 50%

    when u buy from developer...they quote u A maint fee...1yr after TOP...inclusion of sinking fund is quite substantial

    Sorry for digging up an old thread. Anyone can give an idea how much is healthy for the sinking fund for the whole project, that is 5, 10, or 20 yrs old?? Trying to find out the likelihood of monthly fee increasing for different places.

    Hmm..... so the prices of properties are coming down wor... how about the maintenance prices? Very unlikely, as older devts require more maintenance

    Not necessarily older developements need higer maintenance fee coz they have accumulated sufficient sinking funds for various reno and refurbishing works. My 18 yr old condo only collects $280/mth. More importantly is the number of units in the development.. less units = higher fee...

    A condo manager will be able to advise you. Should be around $100/mth

    Mgmt fund for every day running cost.

    Can't trust maintenance fund figure for new estate because they can just change drastically (UP) after a few years..................

    From what I know, both Sims Urban Oasis and TRE Residences charge around $300-350 per month, for 3-4BR units.
