GCB on Rochalie Drive going for $31 mln

At JLL’s auction on Aug 24, a double-storey GCB at 28 Rochalie Drive in prime District 10 was put up for sale with an opening price of $31 million, or $1,849 psf. The house has a builtup area of 8,000 sq ft and occupies a freehold site of 16,770 sq ft.

This is the second time that the property has been put up for auction by JLL, the exclusive marketing agent for the property. The first time was in July, and it had an opening price of $34 million.

Mok Sze Sze, JLL head of auction, says the GCB was rebuilt two years ago by the owners for their own use. Thus, it is of high specifications and has quality finishes, says Mok. The house comes with five sizeable en suite bedrooms, a helper’s room, well-appointed kitchen, formal dining room, bar counter and living area, home lift and swimming pool.

The owner is said to be an interior designer. The GCB is on the market because of “lifestyle changes”, as the owners’ children have gone abroad for their studies. As the GCB is newly built, it is in move-in condition, says Mok. The price is therefore attractive, given its location and quality, she adds.

Located on the corner of Tanglin Road and Rochalie Drive, the property is also next to the Chatsworth Road GCB area, and just off Grange Road and Orchard Boulevard. It is where many of the who’s who in Singapore have homes, says Mok.

There have been very few transactions on Rochalie Drive, she adds. According to caveats lodged with URA Realis, the last transaction was in August 2010, when a bungalow sitting on a land area of 13,466 sq ft was sold for $20 million.
