    some agents don't even dare to advertise 4xxk any more. i think its pretty clear that its FROM 5xxk. market is fast running out of brand new mass market condos to sell and this is the new base price.

    Tuan Sing bought the cheapest GLS last year at 481psf in Sembawang. They are now selling it as Kandis Residence at an average of 1250psf. (previewed last weekend)

    $3xxK was for the studio unit at that time. Parc Botannia likely start from 1bedrm size of 4xx sqft and price from $5xxK.

    after this project, all new land for development were bought at higher prices. the recent spikes in land costs further ensures that all new launches in 2018 will be > 1200psf or even >1300psf.

    Sing Holdings had in their presentation slides stated unit sizes from 400 sq ft. Assuming the 1 bedder is 409 sq ft (their 1 bedder at robin residences is 409 sq ft), $500k is already 1222psf and for sure it won't be "only" $500k. psf for 1 bedders would easily be high 12xxpsf or even 13xxpsf on average. it is very unlikely that the overall psf of the project will be 1,100psf average.

    Hi Bargain Hunter, 1 Bedder Size is finalised at 430-431 sqft, with one exception unit at 420 sqft.

    looks like its easily FROM high 11xxpsf and average price in excess of 1200psf. still the cheapest new launch this year and easily so for next year (considering the high land prices sold this year) lol. good luck with your sales!

    that's exactly why the project sold 1100+ units in 3 days.

    its a totally different environment now for new launches. this launch is still the cheapest this year and in the coming year even if it is priced at 1200psf. lol.

    wow, i just took a relook at le quest's floor plans. the 3 bedders are surrounded by balconieS and a/c ledgeS. Park Botannia's 3 bedders are more efficient.
