Fourth Avenue GLS residential site launched for sale by public tender

A RESIDENTIAL site at Fourth Avenue under the Reserve List of the first-half 2017 Government Land Sales programme has been launched for sale by public tender on Thursday, the Urban Redevelopment Authority (URA) has announced.

The tender for the land parcel will close at 12pm on Dec 5, with a minimum bid price of S$448.8 million.

As a standard practice, URA does not reveal the identity of the applicant who triggered the land sale.

Nestled in a mature private residential estate in Bukit Timah, the site can take an estimated 455 housing units and has a land area of about 1.9 ha with a maximum permissible gross floor area of 33,358 sq m.

The leasehold plot is situated next to the Sixth Avenue MRT Station and is well-connected via major arterial roads and the Pan Island Expressway.

Schools such as Nanyang Girls' High School, National Junior College, Hwa Chong Institution and Raffles Girls' Primary School are also nearby.

The tender closes on the same day as the 13,481.7 sq m Jiak Kim Street plot, the former site of the Zouk nightspot. The Jiak Kim site is zoned for residential use with a first-storey commercial use and has a maximum gross floor area of 51,231 sq m.

It can reach a maximum height of 36 storeys subjected to a technical height control of 153 metres above the mean sea level.

Earlier last month, another plot also under the Reserve List was made available along Cuscaden Road, with a permissible gross floor area of 16,024 sq m and a land area of 5,722.6 sq m. It is located near the Orchard Road shopping belt and the Botanic Gardens.
