    The next 3 years will see a squeeze. Just a normal property cycle. No big deal. Prices will go up and then oversupply will come. It is something that everyone has access to - URA pipeline stats. Cannot say don't know and then complain 1 year later when prices moved up 10%.

    I suspect this enbloc wind slow release will take place over a few years' time, while the Govt in the way forward may only slowly release plum sites that are destined to match the high enbloc prices.

    The concern is now not on our reserve, but on raising taxes to build the planned infrastructure and run the Govt. I believe the property tax collections (SSD, ABSD, property tax etc) can be expected to go up by a lot over the next few years. People who bought old properties that got enbloc will pay the SSD, many multiple property buyers will be paying ABSD, some developers will pay ABSD if cannot finish selling, everybody's valuation will increase and push up the property tax if valuation increases etc etc.

    Although this may not be matched by rental growth. Does HK show this trend as well?
