    FIVENINE Telok Kurau

    A collection of 15 exclusive freehold 3 bedroom homes. Located at 59 Lor K Telok Kurau, it is located in the prime district 15 and surrounded by private residential estate. In terms of primary schools, it is within 1 km to Tao Nan Primary, CHIJ (Katong) Primary and Haig Girls School. Shopping and dining options will include the eateries around Marine Parade and Katong area
    The project is also easily accessible to ECP, PIE and KPE, which will provide just a short drive to city & airport. There are also 3 bus services serving Telok Kurau Road, which is only a short walk from the development.

    Out of the 15 units, 12 are typical 3 bedroom units (1055 sqft) while 3 are duplex units with high ceiling in the living room (1282 sqft/ 1302 sqft). Communal facilities would be on the roof terrace, including swimming pool, outdoor dining/ BBQ Area. The car park is found on the 1st storey.
    Typical 3 bedroom unit price is about $1.6X'M while duplex units are about $1.8X'M.

    The drawback of this project is the lack of a gym and not being located near an MRT station. However, this pricing translates to only approximately $15XX psf, comparable to some of the recent leasehold launches. Furthermore, it is located in a private estate and having exclusively 3 bedroom units, it is highly suitable for own stay and quiet enjoyment of the property.

    Default New Freehold Condo near Farrer Park Area

    1) 70 @ Truro

    Freehold city fringe project located at 70 Truro Road, expected to TOP in Q1 2018 and available to move in soon. It is within walking distance to Farrer Park Station which is served by the North-East Line and Novena Station on the North-South Line. Nearby shopping and dining amenities include Pek Kio Market, Fairprice Supermarket at Cambridge Road, United Square, Velocity, City Square Mall and the various cafes in the Farrer Park district. It is also in between 2 medical hubs, Health City Novena and Farrer Park medical hub, which supports the rental demand of this area.

    The development comprises an exclusive 24 units, consisting of 2 bedroom units (495 sqft) and 3 bedroom units (807 sqft/ 818 sqft/ 829 sqft). The living/ dining/ kitchen are fitted with natural marble tiles while bedrooms are fitted with timber flooring with a high ceiling of 3.35m. 2 bedroom units start from $9XXK while 3 bedroom units start from $1.4X’M.

    A key drawback of this project is the size of the units and facilities. However, this drawback is offset by the lower quantum for a freehold condo, purchasing a condo in a high growth area and lack of balcony which may be considered a waste of space for some homebuyers.

    2) City Suites

    Freehold city fringe project located near Balestier. TOP has already been obtained so immediate move in and rental are possible. It is located close to Health City Novena and variety of food options along Balestier Road.
    The development comprises 56 units, all of which are 1 bedroom units (452 sqft/ 527 sqft). Facilities include a pool and poolside open-air gym. All units are attractively priced below $1’M, and unaffected by the latest change in BSD.

    A key drawback of this project is the location is not as near to MRT station, the nearest being Novena MRT. However, this drawback is mitigated by a considerably lower quantum, variety of bus services providing direct services to city areas and being in an area of high potential growth.

    3) Forte Suites

    Forte Suites is also freehold and located at 88 Mergui Road. It is within walking distance to amenities near Pek Kio Market, Farrer Park and Farrer Park MRT.
