    Roxy Pacific Holdings purchased the freehold site of Habour View Gardens, located at 211-233A Pasir Panjang Road. It has a total land area of 30,745 sqft and was purchased for $33.25M. The property is within walking distance to Haw Par Villa MRT, near to Mapletree Business City, Science Park, NUS, NUH and One-North sub-regional centre. Future developments would include the completion of Stage 6 of the Circle Line to Marina Bay and the Southern Waterfront City.

    The future development will comprise 57 units, with choice units of 2 BR and 3 BR.

    2 BR Typical (603 678 sqft): 27 units

    Roxy Pacific is a lousy developer, they only concern of their profits and not architecture design or anything else, they cut all corners just to save costs to a unreasonable extend, always finding excuses and loop holes. claiming all are to requirements and specs, but when challenged to the authorities, they wl only starts to listened seriously and even though, still they wl always find ways to cut corners anyway the can, very petty and untrustworthily developer !

    Default Harbour View Gardens - Architectural design

    Harbour View Gardens has star-shaped louvers built outside the balcony with the purpose of deflecting noise level from the main road and trees specially planted in a zig-zag manner to increase density of trees to help absorb the noise from the main road.

    Ceiling of normal units would be around 2.8m. However, 1st floor and selected 5th floor units have high floor to ceiling heights of 5.1m and 4.18m respectively. These 1st floor units with the high ceiling height will experience a private and exclusive feel, with no facilities directly in front (such as jogging path). In terms of landscaping, there is also a much lower density of trees in front of these units, for residents to feel a sense of space while looking out of their unit.

    There will also be some sea view from the roof terrace. Some special facilities would include the lap pool on the roof terrace and the tapas bar & pavilion as well as enjoyment of some sea view.

    Future Southern Waterfront City near Harbour View Gardens would likely comprise leasehold land, which means that the only sources of freehold land can be found on the stretch along Pasir Panjang Road
