    I wish what you say is true, but sad to say it is not.

    I am still happy because my condo just 1 km away bought at 900 psf.

    I have one nearby as well. Freehold and nearer to MRT bought at 12xxpsf, current valuation 14xxpsf.

    Almost close a freehold 850 sqft for $1000 psf.

    Seller need to sell to avoid ABSD 10% about 300K.

    Buyer first time buying back out last minute feel sad for him what he going to lose.

    When I shared that valuation increases, the response will inevitably be that it’s only paper gain. But the banks confirmed and fixed those gains with equity loan based on those valuation figures! And some will still say they will not offer.

    But offer they did, provided the income still clears the TDSR. Already signed to loan back to 80% level, withdrawing the difference for equity loan. Thank you tenants.

    Will be using this amount to invest to fight the less than 2% interest for 2 years. After two years if interest rate really goes up, can pay this back with whatever gains made.

    Bank are flooded with money, they need to print.

    Government is calibrating the flow, how many get the first wave will huat just like 2006.

    are u saying that all 5000 units will be sold at min. 1700psf? ie this serangoon gardens plot, the former rio vista/serangoon ville/florence regency (they are all within D19).
    i seriously doubt so.

    or if u r only referring to the gardens residences then i believe they will try to sell at from 1700psf but they may not sell as well as twin vew of course. some buyers will certainly hold back in anticipation of the larger en bloc projects nearby. Keppel/Wing Tai will need to distinguish this condo as a super atas premium product vs the rest to justify their higher price.

    But 1,500 or 1,600 PSF is not out of reach.

    Purple line mrt is connected to alot of big shopping malls like Nex, waterway point, vivocity. It is also connected to popular tourist places like Chinatown, little India, harbourfront.
