Indicative pricing seems more reasonable. Similar to Parc Botannia and tapestry psf.

Land price include lease top up already cost $706psf.
    Construction cost another $350psf.
Havent even include marketing fee. Likely developer made very little profit.

then again phase 1 they can sell at 13xxpsf average which already makes some and raise prices for the remaining units as sales continues to pick up for the project.

    prices are reasonable.

however, i will be a bit cautious here, resale condos in the surrounding vicinity are going for 800psf

Riverfront and tapestry’s location are in the same league, that’s y similar pricing.
It was stated 7mins walk to mrt, I highly doubt so. It’s Pretty far.

I think price is quite good if we look at all current condo enbloc prices.

oops, yes, was referring to old condos.

ok, people will pay a 30% premium for new condos then.

Data dont lie. Just take a look at price of forest woods and sunglade. New vs old.

Riverfront’s sale will most likely be better than TGR and affinity as pricing is reasonable for self stay, not rental for that location.
Current acceptable pricing benchmark for condo at not so good location is around 1300 psf. My only concern is this project has 1400++ units. May face stiff competition when selling.

ok. ~25% higher for forest woods and sunglade.

but forest woods worth a buy (choose units with the right facing and privacy), walking distance to MRT.

prices were reduced for garden residences - think it's more reasonable now
of course, the agent just told me that prices will be increased from next week, oh well, i need to see other condos before making a choice.

prices are ok, the only drawback is the accessibility of the location, that's just my personal opinion for what it's worth

U can compare The Tropica and Tapestry too. Also about 18years. Old VS new. Both r far from mrt. Tapestry is more than 30% higher price but still hot like potato.

    Default Yes or no?

First time buyer here. Looking at One bedder currently, tried my luck in balloting for one bedder in Twin Vew but fail. So am looking at new launches now. Affinity and Gardens is totally way over my Budget.

Am thinking of trying my luck either on Riverfront residences or The Jovell @ Flora drive.

What do u guys suggest? I’m 25 Yo and am getting it for my own stay.

This one seems like a better location than flora drive. Price is attractive too.

If u can stretch a little, go for 1+s. Better layout than 1 bedder.
Personally I prefer Hougang than flora drive.

Wonder what will be their black and white top and csc date. They can cut cost by using less manpower with long waiting top date. Look at high park residences, 3 years since launch, progress still so far from top.
