    yes if your work is regular hours, the morning and evening walk are quite ok ...

    driving maybe not...

    on that note ... Cairnhill Crest is the worst...

    can barely drive out during peak hours.....


    I dont recommend CC at all ...

    yeah the cte exit into cairnhill is usually jammed up with many queuing to turn right before the erp gantry. think the light and those condos opposite cairnhill crest may have it better since they can drive back via newton and cairnhill road and can exit via clemenceau

    i have friends who rented Cairnhill crest and Richmond park ...

    both curse and swear .... vowed to move out as soon as lease over ....

    My favorite area in Orchard is still the Paterson and Angulia side.....

    Cairnhill side traffic is real bad to drive in and out and accessing some estates will get hit with ERP.......

    but paterson area will be hit with mrt construction? and after that, the former overseas family school has also been rezoned for development of all sorts? how much more time and construction noise can the paterson area take?

    for own stay .. i like Chatsworth ... lol


    Still cant understand why the stretch of road behind Wheelock to Grange ... why is there a 50 km/hr speed limit...

    i am still keen to get a place at cairnhill on the side of the light condo...and console myself that i can avoid the jam by travelling via clemenceau avenue when i go out and come back via newton, cairnhill road.

    does that work or am i fooling myself? i tried leaving the condos via clemenceau avenue during peak hours and it was fine. have not tried driving in via newton/cairnhill road during peak hours though

    Yes you are right... the Light side is better ... and traffic is much much smoother than Cairnhill Crest side...

    LOL i have to agree on Chatsworth.
    Stayed there for 20years.
    The area is beyond words.
    Missed it so much.

    I'm surprised there's so much interest in this little known condo. Let me share some of the pros and cons of this project:-

    Pros:-

    1) location is central so if your family activities revolves around town, this is perfect. It takes 5-10 mins to travel to Shenton Way.

    2) Small development so everybody knows everybody. A number of local families staying there, mostly for proximity to ACSJ. Friendly neighbours.

    3) Most of the surrounding projects are completed. So it's now a lot more peaceful and quiet.

    Cons:-

    1) Even though it seems like possible to walk to MRT, trust me, it's really quite a toture walking and smelling the fumes along the wall. As most of us are aware, the traffic is quite bad. And walking back, it's a steady incline all the way from Paragon to CR, not forgetting the fumes. Not fun.

    2) Site area is really quite small so you have only a rather small gym and an unmentionable small children's playground.

    3) The master bedroom size is fine but the common bedrooms is tiny. In fact I would classify it as 2+ study for the 3 bedders. The balcony/ planter is rather narrow and long so imo it's useless.

    Having said that, the size is small and thus the quantum is rather 'affordable' for a condo in d9 with bragging rights of a Cairnhill Address. Quite easy to rent out as Ang Mo likes its proximity to town and orchard road and locals rent it for ACSJ.

    Traffic out of the condo is really not all that bad. I stayed there for a short period of time while renovating my place and the lights are in my favor long enough to clear within 1 cycle (less than 2 min during 8.30am morning traffic). Occasionally there will be some inconsiderate drivers who enter the yellow box and then the wait stretches to 4-5 min max. As mentioned, there are multiple ways to come back to Cairnhill Circle. I like the fact it's so near to the entry and exit of CTE. I miss this proximity to CTE. It's so easy to get around the whole of Singapore.

    You are right about CR.


    I did mention that the 3 bedroom is not as good....

    The 2 bedroom is much better...rooms are both good size.

    walking or driving on this side of the road is much much better ...than on CC side..

    like you said Multiple ways to go around.


    By the way i was walking around there last week .. and saw a sign on one of the conservation houses ...

    i called up ... guess what ...agent picked up and asked that i call back as the person in charge stepped away.

    i tried calling the next 2 days ... no one answered ..

    i later found out it was the agency Isabelredrup ...


    i had bad encounter with them in 2005 when i was buying landed at Sunset area...

    seems they never change .. still crap service ...

    Haha, yes I did.

    Thot I'm the only one who encounter lousy service. She is obnoxious. I encountered her while viewing Clementi Park. Even if she is rich, also do not have to behave in such a manner.

    I really dont understand how Seller / Landlord would want her service ..? when she doesnt answer nor return calls ...
    It was like that in 2005 ... 11 yrs later still the same ...

    I believe i read last yr she sued one of her clients ... apparently a seller who gave her exclusive or something
    but later sold on their own ....
