    Narrow plot, but right on top of MRT Station, next to Nin Residences. Tender in Jun 2011. Wonder what the bids will be like given the cooling measures? There's even enough time between now and then for 1 more round of measures if the govt so chooses...

    It will be interesting to see how much the developers will be bidding for. The estimated number of housing units is 330. Same as 8@w.

    hmmm...that plot can really hold 330 units? That plot really doesn't look that big.

    Some basic calculations regarding the plot of land to be launched for tender.

    Size is 8500 sqm, or around 91500 sqft.

    Plot ratio is 3.5, meaning allowable Gross Floor Area is 91500 x 3.5 = 320,250 sqft.

    So for 330 units, each unit averages around 320,250sqft / 330 = 970 sqft.

    This is without the 'bonus' gross floor area that the developers get for balconies and stuff. So the average unit size will be around 1000 sqft then?

    Not too small actually, given that there is definitely going to be a number of studios included among the 330 units.

    But given the GPR of 3.5, it does mean that there is a large number of units sharing a small plot of land and limited space for facilities.... Also, looking at the orientation and shape of the land, it is most likely the most units in the project to have East or West facing

    Just went to see Nin Residences and they are giving Free Washing Machine, Fridge and 3% Cash Rebate on TOP.

    But still think there are better resale and sub-sale units in the area.

    Another site will be sold just in front of the Potong Pasir MRT stn. Price will trend higher. But more MM units to come.

    True, sub-sale units around the area still look attractive than this NIN. If a 3bedroom is at $1.5m after 3% rebate, still around $1.45m.

    Yup, checked the price of a 3-bedder of 1,281sf on the 7fl at $1.63M, discount to $1.53M which works out $1,196psf, before the 3% cash rebate.

    And a recent 8@W subsale :-
