    don't bother whether is FH or LH...... area like punggol already bid above $700psf, by then when it launch, it will definitely have to sell above $1200psf. If this happen, W28, NIN or 8@W, etc will not be at current range ($1060++psf), it may even hit $1500psf.

    just drove past...the big crane at the construction site has been dismantled. Looks like can TOP within next 4 mths!

    Usually newer launches will command a premium because developers peg it to market sentiment and projected cost upon completion. It has a domino effect on surrounding properties too especially when they are still new or have yet TOP/CSC.

    I have read your postings and I do suggest you consider older flats around the area. They are usually cheaper.

    can't afford this area, be it new (above $1100) or old (thought the psf is lower but area is bigger, so in total still above my budget).

    So i look for further area, I checked on the manhantan @ simei, but I am really shock by the price, for this place it can even ask for above $1200 psf, my goodness For a small 3 bedroom (1033 sqft), it cost around $1.2m to 1.3m, can u believe?

    You might want to consider Minton, Kovan Residences or H2O residences further up on the NE line. They should be within your budget.

    i have also visited showflat @ minton, the facilities are fantastic but too far from mrt. Kovan is not cheap either.

    H20 is not cheap as well, unit area is so small (1000 - 1100) and cost around $9XXK, which is close to $1000psf. Based on the floor plan, bedroom 3 is so small that it can't really fit in a queen size bed.

    Think better get resale HDB.

    I'm thinking of Leong Bee Court next to W@28.

    FH, big and cheap excet that it's old though fairly well maintained

    You want cheap and good, consider NV residence at Pasir Ris. Brand new.

    Hmm..... in this case, condo owners in this area should hold on their units, $1400psf is anytime soon har...... does this also explain why not much sellers for this project?

    there's usually a slight premium to be paid for yet to TOP devts and some would argue that the condos around PP MRT are nearer to amenities whereas there are so far none around Woodleigh MRT which will open soon (but that also means lots of vacant spaces around Woodleigh MRT which lots of upside potential for other devts).

    Yes u are right. Leong Bee is enbloc.... the new development is expected to fetch around S$1,400 psf to S$1,500 psf. And according to HSR the currently vacant land parcels surrounding Potong Pasir MRT Station is primed for future development such as a new mega mall or mixed commercial & residential developments.

    You should have act fast.....

    Yeah totally agree, a sizable mall would be great for the area. something like a greenwich V (or potong pasir v) would be good too. But realistically it might only happen if there is a change during the elections.

    Have been following you guys. Just registered.

    There will be competition for the mall location. Either it is at Potong Pasir MRT or Woodleigh MRT. Unlikely to have malls at 2 locations so close to each other. I put my bet at Potong Pasir if Sitoh wins the election. Go Sitoh go.

    URA MP2008 had also zoned a plot of land beside the Woodleigh MRT, between Aljunied and Bradell Road for commercial use.

    Seems like OCR now going for about $1200 PSF for LH and possibly $1500PSH for FH. That males some areas in D11 like Novena area look attractive. Soleil@Sinaran next to Novena MRT going for about $1500 PSF (LH) as compared to nin residence for $1200 PSF. Potong Pasir area lots of heartlanders. I might as well go for Novena area.

    If Leong Bee enbloc, that means that W@28 will have to bear with some construction noise for about 2 years plus. Was considering W@28 but will give it a miss now.

    That is expected right when u have an old condo beside it. I rather it enbloc together with woods vale mansion
