Villa Des Flores up for collective sale with S$180 million guide price

VILLA Des Flores at 125 Whitley Road is up for collective sale via public tender with a guide price of S$180 million, exclusive marketing agent SRI Capital said on Monday (Nov 6).

The price tag works out to S$1,725 per square feet over the land area of 104,370 square feet (sq ft).

SRI said the plot may be redeveloped into a new project comprising landed housing. It can also be potentially redeveloped into a condominium project, subject to the approval of relevant authorities, assuming it does not exceed the existing gross floor area.

The site is zoned for residential use under the Urban Redevelopment Authority’s 2019 Master Plan. The development is a four-storey block comprising 13 townhouses and 28 apartments.

The townhouses range from 2,034 sq ft to 2,702 sq ft, while the apartments are between 1,378 sq ft and 2,088 sq ft.

The land plot is within a kilometre of Balestier, Novena, HealthCity Novena, Singapore Polo Club, and schools such as Anglo-Chinese School (Primary), Singapore Chinese Girls’ Primary School and CHIJ Primary (Toa Payoh).

It is also close to Mount Pleasant MRT station, Stevens MRT station, as well as the Singapore Botanic Gardens, Orchard Road shopping belt and the Central Business District.

The public tender for Villa Des Flores will close on Jan 16, 2024, at 3 pm.
