    Default Good Investment?

    I went to the show room for Vista residences over the weekend and saw quiute a bit of activities going on. There are a couple of 1 bed rooms and many 4 bedrooms.
    Anyone has any comments on the potential of this project? Is it worthwhile to invest? There seems to be a lot of hype about the location given it is near to CDL many new launches.

    I notice there is this 8 raja new apartment by Popular Land just in the vicinity. Any one had a look at this?

    I just saw this on the ura caveats. Goodness Vista at a high of 1607 psf? Unbelievable for D12 location even though with the hype about near to orchard, novena etc.
    Those people who bought last year during launch must be laughing their way to the bank.
    I wonder .... usually FEO will launch low floor units first at a discount and take their time to sell the remaining units which are higher at reduced discounts. Will this bring up the value of the lower floor units which earlier purchasers have bought?

    The developer basically held back the 4-bedders at the initial launch, I asked and they said they weren't for sale. Now they are re-launching it as 'Sky' Residences

    While I think the area offers great potential, the prices they are asking for 1.6Kpsf is a bit crazy. I did not think the finishing was fantastic compared to the CDL developments as well

    It will be interesting to see how they price 8 Rajah

    I saw from the newspapers 8 raja is from 1350 psf and all the units are very big size like more than 1500 sqft even for a 2 bedder. Who would want to buy these?
    I look around that area and the only old block left is Global Ville just beside 8 raja. Possibly a potential for enbloc but the building may already have maxed out the plot ratio judging by its height? But I do not see any units for sale. Maybe good to grab a unit and wait for enbloc?

    Hi, any advise which is a better buy - Vista Residences vs Trevista? Vista is freehold vs Trevista leasehold. But Trevista seems to be better served with 2 MRTs in vicinity, surrounded by more ammenties and appears more value for money?

    Vista Residences seem to have appreciated in price but quite a lot psf wise. There seems to be a lot of hype of it being close to Novena which is good with all the new Novena medical cluster building up.

    Passed by the showroom for Vista residences and found out that there are still many 4 bedrooms unsold. The project priced too high? FEO never give any discounts to spur the sales?

    went to showroom today to look at the model, as might buy a 1 bedder subsale.....

    seems only PH and very few 4 bedders upper floor left, didnt check pricing, but 33 F was offered with 2 % extra discount

    There are only 6 units of 4 bedrooms left and 8 penthouses I think. The showroom will be torn down by end of the month. I guess Far East has maximised the usage of the showroom.
    What's the price of the 4 bedrooms? psf?

    Trevista is better.

    Agreed Trevista is better too. Visited both showrooms and found the quality and layout better. Also more livable than Vista which is hard to access.

    trevista got many subsale shows this location is better....toa payoh is quite a happening place on the weekend.

    pasar malam quite often n line dancing by lao aunty,,,uncle like to watch at sideline..

    many food variety, i kinda of like it,,,,

    Vista not too far from Toapayoh.. 12-15mins leisure walk, but could be too much for some people I guess... but then again, now condo which are near to MRT are mostly leasehold..

    Traffic noise could be an issue for vista.

    Just went to see showroom for Vista residences. Only 4-5 units of 4 bedrooms left selling at >2.2 mil. I did not expect it to sell so well for this type of price and it is only Balestier

    Facing is very important for this project. Otherwise, have to close windows all the time.

    Which are the good facing? I went to the showroom when it previewed but thinking it is Far East I did not get. What a pity.

    was going to get the 1 bedroom stack 1 for 800k last time but the other block pointed edge is pointing straight into this stack, so never buy...

    For this amount, would prefer to buy development near to mrt stn as this development is neither here nor there. Traffic volume and noise issues can be really problem to secure tenants.
