    Many trying to sell maybe the same units. As for the heavy traffic noise, well that can't be help unless PSA moves. Buyers always gives a lot of excuses when they don't want to buy, including myself (save face) haha .A number of units are rented out, my tenants are not complaining, in fact they like the environment.

    Congrats to you guys. I had wanted to buy a unit in this development as I live in the area when I was young but my other half not keen with leasehold property. In the end, bought a landed property a few hundred metres away.

    the only landed property is the black and white bungalow around mt faber...which one did you buy just curious?

    It is located in the Bukit teresa vicinity. From Pearl or the foot of mount faber, turn into Kampong bahru rd, drive 200-300 metres and turn left up the slope near CHIJ school.

    A freehold landed property near harbourfront and city, good buy. If staying long term, don't have worry about enbloc, potential very low, need 100% approval from all owners.

    A little bird told me Teresa Ville residents are forming a committee to kickstart their enbloc process. Looking at about S$1800 psf. The enbloc bug has come to Lower Delta Road! Worse than dengue liao!!!

    $1,800 ? Appears too steep and not justified. I heard from an agent that behind Teresa ville, a new cluster development will be launched this year and they are looking at $1,000 psf. A seller of Teresa 8 cluster housing is asking for $800 psf.

    I think the S$1800psf asking price is more than justified if you look at 2 things:
    1. Pacific Mansions enbloc asking price of S$2400psf
    2. The future

    Everything here looks so rosy and too good to be true. Just like the good old days of 1996, if not even better. We all know what happens in 1997, and 10 years following it.

    The party may not end so fast like 1997. Capitaland just brought the biggest enbloc, Farrer court at a record $1.38b, with dc $1.8b.

    Teresa Ville does hold a sentimental value in me although I don't own any unit in it. When it was launched, my dad brought me (then a little boy) to the showflat. i remember an apartment unit cost about $300k then. Somehow, we did not buy a unit there. Since then, everytime when I go past the location, I'll tell myself I would someday buy a unit in the development when I grow up.

    Having gotten used to the space afforded by landed property, I ended buying a unit in their neighbouring estate. If this development does go, my heart will also feel an aching as if something memorable has been lost or taken away from me.

    hi everyone...

    tot i stir up a bit at Pearl. Smiley here again...

    everyone is asking me if i am selling my pearl unit lately...i love the place. i grew up around that area and would love to retire around that area.

    It is currently rent out giving me a pretty decent income (btw i am not the $4.8K rental on 2+1 which i saw on paper - i wished my contract was only 1 years ;P) on top of my regular income. i am not sure if i am motivated to sell unless it hits 1200psf. I know the latest transaction showed a high 1030$psf. At least these days i am seeing more >1000$psf.

    I still believe Pearl is a nice place to stay...just ynite, i saw couple walking their big dogs in Mt Faber from Pearl. Looks like my kind of retirement activities.

    You have nature at your door steps, an IR and largest shopping mall around the corner and near to Shenton Way...but again, the only complaint is the noise becos of the truck. I did heard some rumors it will be relocated to Jurong in coming years. Hope it comes true and i read from several articles on govt web that the entry for buses to Mt Faber will be relocated to area opposite Carribean. I hope it comes true...then Pearl will be the perfect place to live

    I wonder why all the hypes is on Keppel while Pearl is largely ignored...hopefully, buyers will start looking at this nice place soon.

    like the nearness to green and not so congested condo.

    Save yourself a bundle and go for Teresa Ville which is freehold, has large units and great views of the CBD and the southern seas

    At current price, close your eyes and pick any development in district 4 cannot go wrong.

    That stretch of Lower Delta Road is "notorious" for very heavy traffic jams during peak hours NOW.

    Default Pros and Cons of Pearl

    No argument about the noises along lower Delta Road with all the trucks along that stretch. But hey, this does not apply to those along Mount Faber road facing units and hey the pros outweigh the cons (noise).

    Cons
    1. Noise - solvable? Yes of course. Close the window, turn on the aircon etc.

    Pros
    1. Mount Faber - a natural park within the city right at your door steps. If unit faces the MF, you have breezy greenery year round.

    2. Heavy Traffic? I think not as bad as those Keppel units along Telok Blangah. Imagine u have tour buses, trucks, vehicles travelling to the Sentosa, Vivo...

    3. Near but not too near...is ~10min walk to Harbourfront MRT, Vivocity, Sentosa via Temenggong road. The best you are sheltered from all the bustle and hustle of that crowded area yet assessible.

    4. Go Island hopping - the cruise, the boats operators are there at Harbourfront.

    5. Is a mins bus ride to many places...5min to Shenton way finanical district, 15min to Orchard road, 10min to Chinatown etc and the other IR at Marina Bay. Is central!

    6. AYE & CTE near by.

    I believe the psf will hit 1200$psf in some future time when all developments are matured. Is really a great place to live out.

    and when it rains, water floods into the house

    further the small sinking fund all used up to try to rectify this and all efforts failed

    dont buy this faulty condo

    in 2008 my friend almost paid 1000 psf for Pearl .. i told him it was too expensive ... and that the noise was bad

    he went to view anyway .. and agreed with me

    he then paid 680 psf for a condo at D5 ...

    to date his D5 have achieved 950 psf .. while the Pearl, after dipping to 850 in some cases ..only just reached 1000 psf ..

    i do like mount faber .. but i think Mount Faber Lodge is a better location ..

    Pearl.. those facing the road is really noisy ..
    and seriously ..if i buy a place like the Pearl .. i want the greenery .. the fresh air , the birds chirping .. not close the wondow and turn on aircon ..

    then i might as well buy the HDB further down ...

    recently went there for a birthday party, i find the blocks too close to each other. the pool facing stacks have more view of your neighbours living room than the pool.
