It's like a mini town. Facilities look impressive.
I still think it will sell better after TOP..
Actually there is a little secret for blk 3,5 and 15. These are premium blocks with premium finishings. Large timber strips, compressed marble, higher end bathroom tiles. And may have a bathtub.

I guess at 16xx to17xx for the premium stacks. They may at this juncture after applying the discounts, be a reasonable acquisition px.

I would think that "premium" means:
    - large hardwood (timber what sort hah?) strips
    - large high-end natural (not compressed) marbles
    - large high-end granite (not tiles) bathroom flooring
    - Miele electrical appliances
    - AXOR / Hansgrohe / Ideal Standard / Newform / Toto bathroom mixers / taps / WCs / basins / ....

The reasons why u are getting all these discounts is because they stripped off much of the quality. So don't be taken in that u getting good discounts. Personally, I think the discounts is coming from your own self. When the whole place is completed u will notice some units got crappy finishes.

one good example is The Wharf that just TOP, those units sold cheap, look cheap now.

This is developers way of appeasing everyone... So u decide whether u wanna be e atas cousin or the cheap cousin.

yeah i thought about this too, not sure if it's the correct mentality and after visiting to the showroom, I was quite hesitant for this reason.

if dleedon sell 700 psf does your statement still stand? Assuming FH at $2000 psf. Just wondering your statement fluctuates with prices or not.

If the price difference is this vast i.e 2000 psf and 700 psf, then this statement does not stand. In this instance the difference is about +- 200.

When I was looking around the Newton/ Noven area a couple of years ago, I saw a few 99 LH there, Amaryllis Ville Soliel etc... but did not even consider them as the difference is only about 200 psf.

Perhaps I should have added... only if its half the price

Its look like the wealthy would still prefer to FH to leasehold project.

Just look at the number of large unit (>4000sqft) transacted at Leedon Residence vs D'Leedon.

    But Leedon Residences 2 bedder quantum 2.3m++ and 3 bedder 4m ++.

    How to afford???

Wow. Since when "compressed marble" is considered premium finishing. So premium block only got "compressed marble". Can't imagine what kind of finishing non-premium block has. Since when standard drop so low? Crapland quality really going to the dogs.

Actually security guards like to work for big condo estate, because got more guards to chit chat to & cover each other for lazing around, don't have to remember any resident, don't need to check anybody & any vehicle in & out of the estate (reason because too many units & people & cars, start checking also cause human & cars traffic jam!)

I think they are using laminate wood or composite flooring. Look cheap everywhere. Even toilet.

I rather they keep e furnishing cheap and sell cheaper. It is going to cost less to change premium furnishing yourselves.

Get real. Acquisition px of the land is more than $1k psf, construction is now hitting $300psf. If you are going to buy from crapland at $1.45k psf, how do you expect atas furnishing?

Compared to the LH OCR and suburban condo launches going up to $1.5k psf with e same furnishing. Which will you choose?

But you can't change the common areas finishings & furnishings. Pay so much for cheap-skate estate as well? No wonder D'Leedon can't sell well?
Well, those buying OCR at $1450 psf is another "class" altogether...

I think more like first to collapse when an earthquake strikes. Imagine the containers toppling over each other.

so that's why PSA can now move to tuas? because the new container will be taking over the old container?

The magic is that the building structures are very different from what u see.
Each "container" is actually made up of 2-3 blocks built vertically.
