    i dont think farrer road/holland rental is fantastic to begin with. it's a pleasant leafy suburb to live in, but for rental yields, always better to invest nearer to commercial or industrial hubs to catch the migrant workforce.

    What i am able to gather from agents and broader sources is d'Leedon is already getting a lot of rental interest from better heeled tenants and expats. It appears the project is drawing tenants away from surrounding and smaller developments. I will be observing this trend of mega-project closely.

    Tenants will always be drawn to newer project with newer and updated facilities.
    But tenant might reconsider once they see the irregular shape layout.

    With almost 1700+ units, I think many landlords are going to take a drastic cut to secure tenants, so its going to be bad news for owners of older estate in around that area.
    For tenant, it will be a good place to cherry pick for good deal.

    Looking beautiful! Iconic development making a landmark in Bukit Timah / Farrer Rd areas.

    I reckon there will be a lot of demand (sub-sale/ rental etc) from parents with schooling kids - the NYPS factor ... never underestimate that.

    For NYPS, the 390 vacancies usually taken up by phase 1 to phase 2C..

    For those kids under phase 1 to phase 2C, majority are staying nearby..
    For approx. 270 kids not staying nearby most parent already prepared to use school bus, public transport or by car to the school..

    What I meant was that given the close proximity - it is natural that dleedon will attracts buyers/ parents with kids in NYPS.

    Depends on type of expats country d leedon is drawing - china, hong kong korea japan or US europe

    Only asians prefer big development condo

    The ard 100 plus units condo projects still have its attraction

    Imagine ratio of number of residents to one gym equipment in d leedon

    Tenants what are the most common facilitiesthey use?

    Pool
    bbq pits
    tennis courts

    Can imagne the pool during weekends -like public swimming pool

    I stayed in hgh level condos before more than 20+ floors wait till lift breaks down or when u r in urgent need to use thetoilet

    Till one day when D'Leedon is fully occupied.. you will have a good feel which one is more peaceful & relax feeling when you walk around the estate during weekdays evening and weekends

    That should be blk 15 with blk 13 further to the right.

    I can see it from where I live. The lights last few days appear on the building - too far to see clearly. Is this a permanent feature?

    It was a lavish party for the residents...

    simply awesome.

    Impressive development by CapitaLand.... the most iconic development in District 10....

    4,000 residents and their guests all downstairs... naturally it seems crowded yesterday... but still lots of space !

    I didn't get a sense of overcrowding actually, because the place is simply massive. Most of the people were gathered at the area around the clubhouses especially from 7plus onwards when they were holding the lucky draw and just prior to the fireworks, and even then it didn't seem that crowded to me. Bear in mind this is a big event attracting a lot of the residents, so it is probably not a good gauge of the situation on a normal day.

    But I have to agree with dleedoner, Capitaland really pulled out all the stops, I thought it was a great event and the fireworks and laser display was a lot more spectacular than I anticipated. The grounds and facilities look good, just about everything has some kind of illumination (even the bottom of the handrails on the walls of the carpark staircases). One downside I noticed is that the lifts look a bit small. I'll try and upload some photos in the next couple days if I've time.

    The lift lobby n lifts look small bec the protective acrylic coverings are not removed yet.

    I actually went in a few days before as my company was involved with the party. Couldn't make the actual party though. Yes capitaland was generous with the budgeting indeed.

    Anyway, I like the carpark which unlike a lot of condos was very regular shaped. I thought the color choice of the swmming pool tiles was poor, looks like public pools of the past. They should use a darker colour.

    Also seems to have a lot of unnecessary water features. These are not small, the size of small swimming pool but about 10 cm deep that doesn't serve much point. I see these in many new projects but dleedon ones are huge and there are many.

    Other than that, the bits of the common area I saw seems nice enough. Quite a lot of upslope down slope though.

    Oh saw some of the so called garden houses on the first and second floor from the outside. Bath tub with full length window on a second floor, don't know whose idea...
