    Limited special units at
    level 2 - connected to tennis court and children's play area and
    level 5 to the 50m Lap pool.

    Starters will be the 1 betters.. light and small and fast to move
    Main dish will be the reserviour 3 bedders (can sell fast?)
    Extra serving are the 4 bedders... heavy and slow.
    Desserts will be the stadium view 2 bedders..

    Yup, pretty strange ....

    There's no common gallery unlike the VISION in district 5, roof top view

    No penthouses...

    Lots of Studios, total units at 600 plus units is a big wow and the potential occupant profile......

    Plus Multi-Storey Carpark...

    Front got Satellite view and back got stadium view... with SPIKES!!!

    4 Bedders also not very impressive given the blockage in the dinning area...

    Plus ventillation to look out for... could it flow well??..

    Hope that it sells well.... expansive land price... maximise profit with huge huge balcony area... the choice is so obvious... waiting for the results of launch

    Also noticed that all the bedrooms, except the master bedroom, can only fit a single bed. Even for the bigger 3 and 4 bedders.

    There's a reason for that... less people overall in the project. 2 bedders x number of rooms that could accomodate 2 bedders versus 1 bedders x number of rooms that could accomodate 1 bedders. You will see the reason.

    This project's timing is not very good.. kanna the 2 government measures which will take effect today..

    They could start selling in late 2009 but they waited and waited... waited until so many new measures being introduced.

    there is a way out for the developers. They can jack up the price n hang stamp duty absorption as a carrot to those goons out there.

    Yes, definitely... they can also offer to absord the seller's stamp duty if a deal is done within a year, maybe tie up with bank to work out a special loan package.. or to give special renovation deals, or give home appliances or even ang baos, so many ways... just legal or not.

    What it means is that for those not under restriction, prior to policy implementation date, the prices should be increased by at least 3% assuming all things constant.

    Actually the west sun is beaming from direction of the junction at about 45 degrees towards the block...observed in Dec last year. Check it out...

    Sunset from Nov-Feb is SWW, south facing unit gets more heat. Sunset from April to August is NWW, north facing unit gets more heat. Lots of ppl said end of year got rain so not so hot ... but we register the hottest/driest month in February this year, which affects the south facing units more .... so it is hard to say. If the architect has any sense, they should put all toilets/HS/MSCP facing west.

    block 87, 89 will be cooked throughout the year while south-facing units @ block 91 will be cooked end of the year.

    Took a look at the layout... lots of planters + bay windows + big balcony... layout design is bad.
