    Hey peeps, something aroused my curiosity about caveat lodged. I checked on Primo's caveat lodged. Even though it is 100% sold out, why are there only 62 caveat lodged and on top of that, quite a number are already subsale How to get the info on the rest of the units? Think if we decide to get subsale, this info will be quite valuable...

    Think I found the answer: As the lodging of caveats is voluntary, some purchasers do not lodge caveats on the properties they purchase. As a result, the number of caveats lodged will always be lower than the actual volume of transaction.

    I went to see URA and realised my caveat for my unit is never reflected too, don't know why. I did not opt to omit or anything... Only the next door unit is reflected...

    i think the cheapest alternative for u is either EC or for new condos with more efficient designs, boathouse (albeit total small sq ft) for D19. otherwise, you can continue to bet prices will go down by not buying anything.

    To Play safe, DO NOT buy any property now. Go and read Basic's posts, it is hard not to be affected abit. Even though I totally hate this guy due to his slamming and personal attacks to forumers, his posts do make sense and backed up with real examples.

    for me, i m not buying but u have to consider our friend, ocoloco's circumstances. she now has no roof above her head after having sold both her hdb and her penthouse. so to hedge against a view that we r all wrong, go for the cheapest option, an EC (if she has no purchase restriction, i m not very sure about the hdb rules for her case).

    govt announced more supply of EC wef next year. and the 10% addtional buyer stamp duty gonna put some downward pressure on private property prices

    On the ground sentiment from various agents is that this period is lull esp with recent bearish news all over. Plus 7th month starting.

    What is the maintenance fee of this condo? I like the 1bd room units and the FH status, for self stay and possibly rent.

    When I walk pass last time I saw the exterior is very old, usually what kind of precaution I shall look out when buying such properties? Will there be chance owner might fork up a lump sum for some kind of major upgrade pr exterior painting?

    What are other condos with similar quiet environment like Primo and Promenade nextdoor?
