Passed by recently and saw the commercial portion more or less completed, think can top b4 x'mas. Think the construction only started late last year. Can't wait for it to be up and running.

TOP unlikely before Christmas. Less than a month? More likely before CNY. Can't wait to patronize the commercial shops... Will they open up the commercial spaces before the residential area?

There is another commercial shopping mall coming up at nearby fernvale. Residents of Greenwich and Seletar Estate will be spoilt for choice. Looks like the owners who bought at initial launch from Far East got a good deal after all.

Furthermore, NUTC may not want to set up their store in this area because evidently, there is a lack in volume of potential patrons. Number of residents in this estate probably is less than that in the whole of Fervale and NTUC only had a very small outlet in Fervale. Buangkok's branch is only slightly bigger and its serving a larger community there. The rest is ...

If they believe in the crowd, they will operate 2 outlets really closely. Like within AMK central itself, there are now 2 NTUC. One is a 24hr outlet. 7eleven is pretty dead.
