    It would have been fully sold if not for all the restrictions... only left the 2BRs.. which means pple who bought only want big units and can well afford the bigger units which would have easily cost >S$800k. the $600+k units are the ones left... so affordability not an issue.

    that's a surprising reversal in trend from the condos, always 1 & 2 bedder wipe out first.....

    Canopy will eventually find their buyers. People will justify the cheaper price by having a car to compensate for the inconvenient location. But it'll take time.

    Look at Lilydale and Yishun Emerald & Sapphire. Took quite a while to find their buyers and the market was even quieter then. But eventually, they found their buyers.

    i am more pleasantly surprise tat 1st timers can afford 7xx-800k 3bedder

    With Lakeside which is 30mins away drive from town priced at S$1300psf for one bedders, these properties priced at S$650psf and below look like a steal!

    real estate professionals always like to use this comparison game to hike up their price. E.g They will compare it with property in HK, London etc.

    Ultimlately weather its a steal or not it really depends who deep is your pocket, not if something else is more expensive.

    sometimes got "old uncle" family also fall under that income bracket for some reason. U will be surprised to see some big shots who is a single income family also choosed to buy EC.

    I must say that after looking around, this project has the best unit layout of all time.

    No bomb shelter, no bay windows, no planters, good sized bedrooms, no wasted space.

    Waterbank is good as well, just that some units have slanted balcony walls which seems abit not so nice to me.

    pricing is indeed steep for ec..
    But if u can afford it and like the place, why not?
    May have some upside if surrounding got further development in future. But i feel upside limited in the next 10 years. Max $1000psf?

    No max value, just a gap value... When all up, this will float too. A new hdb at 500 psf will save the day.
