    This i'm not sure cos i dont track OCR MM prices.
    All i can say is its exciting times for CCR properties...
    It used to be the large units that are selling at losses.
    Soon we MIGHT(most probably) see some CCR MMs losing $ even when their price quantums are not exactly high

    No la... its not the end of the world yet.
    But i can see some CCR MMs falling from 2500psf to below 2000psf.
    Rents have fallen from a peak of $4k to below $3k.

    From my understanding, a number of units were returned to the developer. I do not have the exact details as I gave it a pass due to other more exciting prospects that were on "firesale" during the GFC.

    This one is 26-30th floor.
    The one i saw was on the 18th, which was going for much cheaper. According to agent, below $2k psf can close.
    Anyway a lot of wastage, not for me.

    there's deferred payment rite? can defer the remaining for 3 years while u collect rent for 3 years? if freehold is not your consideration, seems workable?

    was told need to pay stamp duty based on valuation or purchase price whichever is higher? so if that's the case, iras should be fine if they pay stamp duty based on 11.8m haha
