    Default With limited budget, which one is the best?

    I am looking for a condo unit with the following requirements:
    - 3 bedrooms and around 1200sq feet
    - budget <1.8 million
    - 4 family members (3 adults &1 kid)
    - my office is in promenade next to Suntec city
    - Project with >250 units and close to the city center
    - Project with modern design & full condo facilities
    (big swimming pool, tennis court, gym, etc)
    - prefer to be freehold (not a must)

    I have shortlisted 4 areas, but cannot decide which one is the best:
    1) Farrer Park - city square residence (1200 sq feet)
    2) Jalan Datoh (Balastier) - Vista residence (1200), the Arte (1399)
    3) Pasir Panjang - small projects (any good project?)
    4) Marine Parade & Kambangan - small project (one amber and the esta 3bedroom units are out of my budget)

    for that price i wouldn't do farrer park or balestier.
    pasir panjang or east coast is good, kembangan ok but a bit far from your office, you could do better with that budget.

    try wilkie 87. although a small development, but it's freehold, and in D9.
    i think with 1.8M you have pretty decent choices.

    If you drive, Kembangan or Telok Kurau area is very fast to your office area. We take the ECP and I can reach suntec within 10 mins during off peak hours.

    Farrer or Balestier may be closer but traffic esp at Balestier is a headache and you may end up taking longer than from Telok Kurau to your offoce using ECP.

    how about Parc Emily? Is it too close to little india?

    I do not drive and rely on bus and mrt.

    I like East Coast, but it seems that One Amber and The Esta are out of my budget. Beside these 2 projects, can you recommend some good condos to me (East Coast, Kambangan, Bedok)

    For Jalan Datoh, if I take bus which travel along Thomson Road and Rochor Road, any traffic jam during the peak hours?
    I just wonder if it is common for residents in this area to walk to Novena MRT station (about 13mins walk).....

    Since you have been considering Ferrer Park and Balestier, maybe should consider Potong Pasir or Woodleigh which i personally feel more exclusive area.

    For freehold, One Leicester probably fit your criteria. Another smaller project Parc Mondrian @woodleigh also quite nice.

    Instead of Kembangan which mostly small boutique freehold, i would consider paya lebar area. Check out The Waterina and Butterworth 8.

    Not many large project which are freehold and within walking distance to mrt within RCR and your criteria. If you are open to leasehold will have much more options.

    well, you can check out haig court. fits your bill, it's freehold, full facilities.

    haven't been inside parc emily but location is fine and it's in D9. definitely better than farrer park which is like in the heart of little india.
    however, i believe it's not within your budget.

    Around here is mainly small projects not more than 5 storeys high. If you move down to Amber then it's all big ones. Missed out tour criteria of full facilities. Prob won't suit your bill.

    I stay along Changi Road, next to Telok Kurau and hubby will take bus to Paya Lebar and take circle line to town. 20 mins to Promenade MRT all in all. Pretty fast too. He doesn't like that main ones with the probs these days.

    But I'm moving soon already. Renting in Amber with direct bus to town also. Before moving to D9. If you want full facilities at low price there, it will be old projects.

    You've got decent budget and criteria. I would seriously consider Waterina if I were you. I almost bought that place last time. Near to Dakota and Promenade stations.

    Still have lah. 1.8mil is less limited than many people.

    Don’t drive will reduce options significantly but still many choices.

    I just get some information about Waterina from PropertyGuru. The units facing the river and swimming pools are great.

    waterina is in geylang (or at least , geylang address). i wouldn't buy that for own stay. in fact, even though i don't really like farrer park location, it should be much better than waterina. at least it's much closer to town.

    it seems clear to me that you're not local or not familiar with our market, since your search locations are all over the shop.

    perhaps it's best you shortlist the location that fits you best first. D9,10, 11 are evergreen and popular locations, so is D15.

    I know Waterina is in Lor 40 Geylang.
    (But i can tell others that I am living in paya laber)

    Everyone know that D9,10,11,15 are good but they are all out of my budget, even one amber and the Esta are all asking >2m

    With limited budget (1.8m is the max, I expect to pay 1.6m or below)
    the location of all projects that I have listed are not good (generated by propertyguru).
    I can only pick the best among them :-(

    Even include others recommendation, you can see the choice is very limited.

    Understandable that most people want FH. You too but why not LH for you?

    as I have mentioned, FH is not a must for me,
    but I will treat it as an advantage.

    Try look at:

    Les Crescendo, FH, Good Facilities, Near Town.

    Esta Ruby, FH, Near Town, Facilities not bad too.

    Paya Lebar Residence, Near Town/MRT, facilities so so, but extremely convenient.

    Do you suggest buying leasehold projects?

    I have shortlisted some LH projects,
    their locations are much better, but the transacted prices are weak.....
