I think they should maybe learn from the previous project and call it "Dorsett" or something to bring it more "upmarket". Spottiswood and Outram area just seem so downmarket. Even the MRT station is full of leerers and harrassers leering at every girl and looking for China streetwalkers (worst still - approach every girl for "service"). Never like the environment - makes one feel very uncomfortable. If you're a family, I would suggest avoid at all cost. In fact, I find Geylang more discreet than those old men at Outram and the surrounding district, including Spottiswood area.

i dun tink this project caters for family anyw....mainly 1-2bedders...shd be commanding 2kpsf+ taking 76 shenton as a guide....76shenton better location but 99lh..this FH but near to HDBs...probably about same pricing...but 2kpsf i wun bite:p

B1 and B2 layout for the 2 bedder with 915-958sqft is not bad with pool facing and no afternoon sun. Good investment if price at $1500psf.

Also look at The Arris, within CBD. Freehold, sleek design. Last transacted $1400. Better location, nearer MRT, no bay windows, planter or balcony, not as good view as it is low rise.

Better value than $2000 at Outram...

In future there may be a trend of older folksselling off their large apartments or house and move into smaller apartment when their children grow up and moved out. Easier to maintain. It is better with nearby mrt stn as driving may not be possible due to poor eyesight or owning a car is just too costly.

Never know, CBD will be expanded to here in future. Glydenbourne does not seem to have new happenings after the station is built. Spottiwoode still have the railway project and the future container port will be turned to another marina/waterfront living.

Strategically, looking at the long term growth of the core of the city, the centre of the city seems to shifting southwards. The commercial centre is heading towards Marina Bay/Bugis area in the next 10 years, and in the next twenty years, probably towards the space vacated by PSA’s container port.
There is limited free land for the commercial area to expand northwards. There’s no free land for commercial areas beyond Orchard Road.
If the price of property is tied to proximity of the centre, I will base my selection on the properties towards the south, ie Spottiwood or Robinson.
Though I do not think $2000 is good value for Spottiwood. There are other properties in the resale market that cost less.
Though buying on the resale market can be a pain…. But that’s another story…

This is actually not bad if it is not next to duxton @ pinnacle. Arris looks like a dwarf in front of pinnacle.

Look at it this way. No issue with western exposure. The entire western facade is blocked by the monster.

The development faces east anyway.:)

The question is how much premium a new project should have over a slightly older one. All projects will become old at some point. Is a 25% premium justified?

If you are a long term investor for say 20 years, there will not be much of a premium for a 20yr old property over a 30yr old property.

A badly designed 20yr old property will be worse out than a well designed 30yr old property.

The location of Arris is probably superior to spottiswoode, nearer to CBD, MRT, amenities etc. granted that spottiswoode has a better view given that it is high rise.

The north west facing units probably a better bet. Immediately north is the conservation shophouses, that's going to be there forever. The hospital is a good distance away.

Well, we went up to blk 101, next to site. Nothing to rave about. Either messy containers view or shophouses' roof top view. Surprise to hear the noise from the AYE, even from blk 101. So dropping the idea of buying... can wait for better opportunities within the next 10-15 years. Anyway, the railway and port area will take many years to redevelop... can wait and look see look see.

SINGAPORE: Property developer UOL Group said it will release 100 units of its Spottiswoode Residences project for preview on Friday.

UOL expects the units to fetch about S$1.05 million for a one-bedroom apartment to S$2.67 million for a three-bedroom unit.

The developer added that sizes for typical one-bedroom to three-bedroom apartments vary from about 600 square feet to 1,400 square feet.

This works out to a price of about S$1,700 to S$2,100 per square foot.

Meanwhile, UOL also said that it might retain some units for later sale due to a potential upside.

The upside may stem from plans to turn Tanjong Pagar into a waterfront neighbourhood when the lease for the nearby port expires.

The 351-unit condominium at Spottiswoode Park Road, comprising a single-storey block, is expected to be ready by May 2014.

for a 3 bedder, if the balcony takes up about 300sqft, built in will be left with about 1100 which is starting to get a little tight. if it's 200sqft, then it's actually pretty decent by today's mickey mouse standards where 3 rooms are anything between 750sqft to 1060sqft.

I didn't find it amusing that some 3 bedders had 2 balconies and that 15% of the space of the one bedders were taken up by the balcony. There was a 1281 sq ft penthouse unit though - interesting.

I would expect that Roxy's Dragon Mansion site to undercut SR's price.

the building plans were probably submitted before the new change again "without bomb shelter" rule. The first time I saw walk in wardrobe = bomb shelter in the bedroom was the Illuminarie @ Devonshire floor plan more than a year ago.

SINGAPORE: UOL Group said its latest Spottiswoode Residences project has seen strong preview sales.
About 87 per cent or 130 units of the total 150 released for sale since November 12 have been snapped up.
UOL says it will be releasing another 80 units for sale at Spottiswoode Residences’ main launch on Wednesday, November 17.
The property group added that 86 per cent of the buyers were Singaporeans with most buying the higher—priced units that command sea views.
Dolly Lian, UOL Group’s general manager of marketing said, "We believe buyers are excited about the potential transformation of the area into another waterfront city comparable to Marina Bay and an extended CBD area offering new lifestyle and workplace options."
Located near Outram MRT station, the 351—unit condominium at Spottiswoode Park Road saw units sold at prices ranging between $1,720 and $2,150 per square foot.
The group said four of the seven exclusive penthouses were sold, with one fetching $1,850 psf.
Spottiswoode Residences comprises a 36—storey block with mostly one and two—bedroom apartments, as well as three—bedroom units and penthouses.

I visited the showflat today. It was very crowded. After looking at the psf, the quality of the fitting and layout, it is seriously not worth it.

Seaview = view the port
Marble floor = cheap small rectangular pieces with wide joints + not covering entire living room
Other bed room and remaining living room flooring = cheap timber strips
Toilet = can't remember seeing any marble but quite cramp
Master bedroom and living room = very cramp
Balcony x 2 = waste of space
Carpark = cheap multi-storey
Amenities = no hawker center/ NTUC within 10 min walk
Immediate surrounding = very old HDB flats
Locality = old and quiet, it will be a bit dangerous for ladies at night.

Why pay $1.2 million for a 1 bedder with so much compromise. This project turns me off... UOL is testing its luck & reputation with this project.

Agree, bring spouse, at least hv 2nd opinion. Many times, agents quite pushy ESP if response is good and show flats crowded. Tendency to be sucked in is high...

No. 3 top seller in Nov 258 units out of 300 launched were sold in Nov. Median Price 1853psf. not sure how much more has been sold in the past 2 weeks.

Thought there is a height limit for new waterfront developments as they are on reclaimed land? 10 stories limit?

Another plan that Mr Lee spoke about during the Rally was building of the new port in Tuas, which would consolidate all port operations in Singapore that are currently spread across Tanjong Pagar, Keppel, Brani and Pasir Panjang.

These port leases will end from 2027 onwards and the new port will be “bigger and more efficient” so Singapore can stay a “hub port”, Mr Lee said.

Just collected keys last week and found quite a lot of defect especially the wooden floor of balcony and master room. Scratches also found on cabinet and marble floor:mad:. Disappointed for such a reputable developer..... Everything have to be delayed and monthly maintenance is quite ex for a 1bedder.....:tsk-tsk: hope they can expedite for the defects to be done.

Anyone share the same thing?

Looks like Spottiswoode Residences was the last freehold launch in this area? Been a while since then. Now there is another new freehold launch coming up, the Sky Everton condo. On the site of the former Asia Gardens. Land cost was $1,700 PSF, so breakeven cost for Sky Everton (http://"https://esingaporeproperty.sg/property/sky-everton-condo/“) could be about $2,200 to $2,300 PSF. Which means that the selling price is anybody's guess. Certainly makes the price of Spottiswoode look cheap. The advantage of this project is that it is within walking distance, like about 8 minutes walk from Outram MRT station. And there is Spottiswoode Park next door, so until that piece of greenery gets sold to build another high rise, the south facing units at Sky Everton should be able to get sea views, especially since the port has already started moving to Tuas, and should be fully done by the time that the Sky Everton condo is built. The Sky Everton showflat (http://"https://esingaporeproperty.sg/property/sky-everton-condo/“) preview could be around June, so not many details at the moment yet. However, the final go-ahead from the authorities is still pending, and perhaps the developer may push to July, since June is the school holiday period and a lot of families are away on vacation then.
