beats me, queen bed & single bed so i assume 3 pax staying in 1 unit, but the sofa & dining strictly for 2, the other must stand to eat & watch TV. Is this upgrading or downgrading lifestyle?

i've seen 6xx~7xx sqft with 1 toilet still doable, but this 635sqft has 2 toilets. Sofa no space then sit on Laufen also not bad :D

I don't think this condo is for own stay. How to stay? For rental more likely. Anyway, the location is not too ideal. Don't rush into it. No MRT also.

when the service aircon ... sometimes they use air jet to spray clean the compressor ..and the dust will fly and fall on your clothes ..

some even use water to spray

For waterfront city, likely not much high-rise.

Not sure if Roxy will under price their units compared to UOL.
If SW Residences all sold-out then unlikely. Facing for SW 18 seems better then UOL east/west facing.

agts indicated 7xxk...probably 1bedder starts from 2kpsf to probably 2.5kpsf....psf 100-200psf more den next door but quantum 300k cheaper for 596sqft vs 387sqft

the layout no gd and 387sqft really too small...was hoping they build 450-500sqft 1bedder with quantum around 8xxk

If people are buying for investment purposes, a studio rent out by SW Residences (500 sqf) and SW 18 (387 sqf).
Monthly there should be a difference of $500 bucks due to the loan quantum.
Of course, excluding people buying at full cash.

Yeah, was there to take a look around.
Esp the part of walking in from Outram Road, the rows of shop-houses, seems old. But for people who drives, it doesn't matter much or male tenants.

People might just be buying into the area as it's due for renewal. Just outside CBD. Freehold and rising land prices.

From observing at nearby 24th floor HDB block: Units facing the sea are *extremely* noisy due to the double stack traffic of AYE and Keppel road. You will see tonnes of container cranes at the wharf and heavy shipping activities in the sea. Totally no sea view for the next 15 years until the sea front area gets developed. The noise will be permanent though.

I guess city view might be slightly better but the neighbouring condos are also very old and new ones might block your views. Walking to Somerset MRT will take you 20 min. Not much amenities except a coffee shop at the very old HDB block 10 min walk away...

And anything more than 14", you will be giddy. Anyone notice that? And also, the room can only fit a queen size bed which means it is like a capsule. No room for an addition table.

Oops typo, should be Outram MRT. Anyway the noise is really quite bad. You cannot really hear that at the site because it is blocked by the small hill and trees. Just climb up to one of the HDB point blocks near there and you will know what I mean. Unless you have plans for air-con whole day.

Interesting. Seems like the higher the building, more traffic sounds will be echoed off.

H88 has done a review on this SW18. Seems very positive, maybe vested interests.

The website is evolving into something like propertyguru, which needs a lot of agent support... Last time its reviews used to be more impartial, such as for Vision.

At first I thought of booking one unit as I live nearby. But after staying at the point block for 5 min to get a view, and driving around the area for another 5 min to assess the amenities and distance to the MRT, my views changed.

I'm not willing to wait another 15 years after the condo TOP for the Tanjong Pagar terminal to shift away and the area gets redeveloped.

Depends on your purchasing objective, if for self-stay then you are looking at immediate moving in upon TOP. PSA not going to move anytime before 2017 and at least another 5-10yrs before the location is re-developed.

With a longer time-frame of 20-30yrs, since it's a FH, the redevelopment of the area should bring it up to it's real value.

If I don't like to stay in it myself, I don't really expect my tenant to do so. Anyway, my risk appetite is quite low and I feel that it is quite dangerous to buy at this high price. So I'm not going to get a unit so soon. Just kay po that day and visited the area.

Go for it.... good thing about getting a new homes means lesser capital outlay for the short term... & if you look at the TOP at Dec 2015, by the time it would be more than 4 years.... not forgetting PSA port will start to move out for the Future Tanjong Pagar Waterfront City, the next Marina Bay.

It's one of a kind of condo beside the city & away from the crowds....... with a mixture of heritage & contemporary icon..... & also the invaluable view that comes with it.

Agree. 300 sq ft++ is like 3 store rooms. 1 is called living, 1 is called bed, 1 is called toilet. For dog to stay. If i want to buy, i will buy ready project. Can rent out during these four years to recoup my $$. Regardless prices up or down.

all depends on rental price i suppose...so long bigger den a condo masterbedroom size...hahaha....rental 1.2k during downturn sure can find tenants....:p

during downturn, all hard pressed for tenants la....my 2-3bedders in CCR also facing problems....one giving all sorts of excuse to break lease and another renew at 30% discount...sian one la....

i dun think its reached the stage where they worry about holding power. more like boutique developers need the revenue, so since their profit margins for shoebox is damn high, they can easily afford to cut the price and still make healthy profits and yet still move the units.

this weekend is interesting but i m busy. anyone visiting any new launches today? Vibes @ Kovan or Poets Villas? can update us on how hot it is? then we can watch this project on next tues. :)

The IR and development of the area were pushed down from the *very* top. This waterfront living was proposed by a committee so the political will is very different. I would be happy if the waterfront development takes place too but there is no concrete movement forward. So I'm not willing to pay so much for something that is still very hazy.

Can we know who this Senior agent is? It's very serious for him to misrepresent. I need the name & contact number. Is he from Huttons? Or other agency?

I'm amazed by how Business Times can come up to that conclusion. Did they interview the developer or the Project Director personally? If they just based on hearsay or some "SENIOR AGENT" or just looking at condosingapore only. Business Times, please explain yourself...

i believe so ...

its location (though i only know its rough location) is much better than many others in the burbs ... no reason to cut prices too drastically ...

this initial cut for less preferred units are to get the ball rolling ..at least to get some sales .. otherwise bad vibes

There's no plan for the lush greenery yet. It is the only place in Spottiswoode Park Estate with the most greenery. There's also a heritage tree as well. I hope Nparks will take over the development of the forested area into a beautiful park.

I feel we should have 50% SSD for 3 years. But LTV shouldn't make it at 60%. There are genuine long term investors and you are telling them - only the rich can retire. A very bad message and election coming soon. Not fair to them either. Imagine you save 5 years for 25% downpayment then suddenly, you need 40%.

SSD should kill off short-mid term speculators. Who want to speculate when SSD at 50% ?

if not for the measures...wud hf been sold out by 2pm oredi and at 100psf more....

still got quite a fair bit of units above 20 flrs avail...

furnishings better den uol....no baywindow/planter boxes...and yet psf is about the same for 1bedder and slightly cheaper for their 1+study/2bedder in psf wise...

personally, 1+study , 506sqft is the best ....20th flr about 1mil...whereas 1bedder 20th flr , 387sqft about 800k....20th flr 2bedder, 657sqft will cost nearly 1.3mil

oh ya, the developer enbloc one side nia....the other tower with address spott 14 havent enbloc yet as they r more greedy...hehe....and if they got enbloc...they will block all the view for units at spott18 facing SGH.....facing south aso will be blocked if govt decide to sell the land....which means no view so to speak....only temp view....lol....similar to icon's fate

conclusion: this is still a better buy den spott R as quantum is lower and yet psf is comparable or even slightly lesser on average......oh ya...this one got xtra tennis court....
