View Full Version : Definition of unit Floor Area Measurement (sqft)

Hi,

Besides the balconies, bay windows, planters and air-cond ledges, does anyone know if the total calculated floor area of the condo unit includes the thickness of the walls partitioning the different living areas.

Also does it include the thickness of the external walls surrounding the constructed unit?

Tried to find this info in URA site but does not seem to be clear.

Does anyone know if the method of calculation has changed in the last 20 or 30 years?

The saleable area includes
1. PES if ground floor
2. Bacony
3. Roof terrace if penthouse
4. Bay windows if applicable
5. AC Ledges

As to exterior wall, it will be from centreline of the wall (meaning you loss half the the wall thickness)

Interior wall, all will be part of the total area as this wall sits in your area.

maybe because URA change ruling, like introduce free area for Balcony and now remove it back.

When I look at a recently TOP 1600sqft unit versus an over 20 year old unit of about the same size, the latter feels larger. There maybe many reasons of course depending on layout/furniture but want to be sure the method of calculation has been consistent and unchanged.

it is correct as far as i know too. i was also checking last year...

it means that the less internal walls you have, the more space you get. for high rise condos like The Sail, structural walls can be very thick, and eat seriously into your floor area.

Shocked by some of the DBSS flats visited - the bay windows in the unit I saw was excessive and unnecessary. Why don't they build a flat ground? Why so much bay window? In the end, felt like a 20-30% reduction in usable area. Before and after regulation (think 2000) have differences in size due to the inclusion of certain areas as floor space, but even comparing after regulation, there is still a difference.

Maybe the developers' must be forced to come up with a usable sf and total sf to be fair - let's raise this to Mr Khaw.

yes. reflections at keppel bay also have these fat columns within the units' floor area..

That is problem with such design. Some gain and some lose.
