Have a look at URA master plan.. this is the worse place possible..gonna have new condos to cover the sungei serangoon view as well as ponggol view:doh:

Even for the higher floors this might be the only condo with no view and no boats :banghead::banghead::banghead:

No makan or shop amenities within 500m.. No MRT/LRT.. No views.. Got ex-ECs Florida and Vio rista beside it to control its price.. Got a secondary school beside it.. Got a big air base near it..

This kind of place really damn rare :D :D .. What was the land bid?

Same as 8cy loh..

those face road one will sell 750-800psf.. those pool-facing will sell 800-850psf.. then they will market those face sungei serangoon stacks as river facing without disclosing that there is actually future residential development that will block the view, and sell them as premium stacks at 850-900psf.. there will be people (esp hdb upgraders) who will believe what agents tell them and think they got good deal..

when they ask agents "this one got no transport and amenities leh, how?" agents will tell them "this project is all about peace and nature.. look at the river over there, peaceful isn't it.. breath in the fresh air..":D

The price point for this 3.5 plot ratio site will be interesting......

I don't think even the highest floor will get a good view of the river once the condo with plot ratio 3.0 is built.

Yah unlikely, the 7xx psf in D19 are mainly for the ECs (Austville). But if this launches at 8xx psf, there could be a geniune demand, becos recent new launches H20 & Terrasse all at 9xx psf. So there could be a segment of upgraders priced out of the above 2 and do not qualify for EC.

So this one considering the inferior location (to the other 2) might be @ 8xx psf. Fraser & FE have roped in a construction firm to share in the developer's margins. This might signify tigher margins than their usual projects. :2cents:

Received brochure.. 1 bedder and 2 bedder have loft, the rest don't have.. 1 bedder 6xxsqft, 2 bedder 8xxsqft cos they double count loft area.. Seems like their selling point is indeed the river as the drawing is mostly people kayaking..

There are also 3 compact 990 sqft, 3 normal bedder around 1100sq ft.. also 3 suite and 4 bedder.. PH 17xxsqft only so i suspect it is just a small terrace..

If loft then maybe can still get away with it.

Nice bachelor pad after drinks at punggol park chill out place to bring female friend back.

Don't even have to bring gf into room coz room right on top overlooking whole living area only.

That's assuming it's loft unit type.

Even the stairs are counted under GFA..which is a waste for small space appartment..

:)But the 4 bedders have lots of land wastage. The entrance is a narrow corridor which is rather useless. The 3+1 look decent but has one of the design which is oddly shaped. Wonder what's the psf.

No lah. The one beside the EC austville. Although that one not very good too, but it has serangoon reservoir view and the sunggei pinang view. Got LRT too.

Good for those who drive though, it is only 1 traffic junction from KPE. Hopefully with more build up in this area, the bus transportation routes will improve. Currently only 2 bus services ply that road.

:cheers6:It looks cheap only because it's a miserable sized unit. In fact, that is what many developers are doing. Sell at below $1mil so many will still buy but not realising its already very high psf so potential for further price appreciation is super low! :scared-3:

another possibility is that it links up with the MRT station after Yishun. All guess work.

By the way.. soil testing along lilydale entrance road...at the other side at the forest just beside canopy showflat... two machines about 500 meters to 1 km apart... looks like rail line under.

Haha.. soil testing for north shore line? Actually north shore line doesn't make sense because it goes to nowhere.. An MRT line that doesn't go to town is redundant..

Actually after seeing mega projects like minton, interlace and d'leedon, all the rest of the projects are like so small, so squeezed and facilities so ordinary. :pYou have been bought over by the many facilities and the land spaces in such mega projects but there are also those people who prefer small projects for their serenity! Each has its own appeal! Then again Boathouse is not really that small a project lah! Its a typical mass market condo with nearly full condo facilities so still ok. :p

Why will people travel from woodlands to pasir ris, or vice versa? Of course there will be a very very small minority who does that, but BIG SCALE national infra shouldn't cater to such small minority grp.. Went to the showflat for a look just now, it is not ready yet. The area is really ulu to the max, but the park connector by the river is quite nice with lots of butterflies and birds.

The showflat is not at the actual site, but next to the river. Some potential buyers might thought they will get the river view. There are some activities going on at paya lebar airport and you can hear the noise of the planes every few minutes.

With JLD, IDR and burgeoning population, north shore line will be essential to alleviate the strain on existing east west line.

At the rate LTA is working to keep rolling out projects, north shore line will be announced in the next 5-8 years right after most of the recent projects are near completion, e.g. Circle line, ERP2, downtown line.

Both sites are comparable in terms of location, views and amenties. and should be thereabout in terms of pricing. Thus if boathouse launch first they might have some first mover advantage at least.

The keppel launch is near an mrt site, think it's target market is slightly different. But this boat house can launch first, and when there will be some put off by the pricing of the keppel one they can turn away and still catch this boat.

Just like this other mega launch in D19, when another condo launch at lorong chuan, i noticed their sign board extended all the way there. and then recently when another launched at Hougang, they also had their signboards extend all the way there. :)

Yes I agree that more amenities should be injected into these new towns with rising number of residential projects. Make it a satellite town or something to attract buyers. Anyway, at the rate buildings are springing up in these estates, population will grow and prices will naturally climb when more people want to stay here because of relatives, etc. But that will probably take another 10 years to stabilize! :spliff:

Boathouse dun have lrt but the qingdao site has lrt.. Boathouse has no amenities plaza/shopping centre but the qingdao site has a plaza within walkable distance..

So they are not really 'comparable'.. This boathouse site is simply one of the worst site ever so feo needs to quickly get it off its books.. I wonder why had they bother to bid for this kind of mediocre site in the first place..

True that. This is a marketing strategy called diversification. It's also a form of risk management I would say. As the saying goes, don;t put all eggs in one basket.

Big players don't just focus on one District/area or a specific target audience. This also plays an advantage to them as in; to have the name (branding) penetrate various markets opportunities.

Just look at Apple as example, they have iPod (e.g nano/touch/classic/shuffle) for various people to suit their different lifestyles. That's why they are the main players in portable music devices.

It's "Marketing 101".

The longkang views is temporary only.. Don't forget there are 3.0 plots beside them..

There is an EC site beside it.. Investment wise, this one really quite tough, no potential at all.. Beside it, there are 3 ECs (rio vista, florida and a new one).. Very near to it, there are another 3 ECs (rivervale, park green, austville).. Rio vista has longkang views.. Rivervale, park green and austville have park view, LRT and amenities plaza.. But boathouse has nothing..

it takes immense courage to buy this..

Rio Vista is not an EC and Rivervale has crossed 10 years. i.e. private. Guess Florida has also crossed 10 years.

Past few years are like developers getting super bonus. Their accounts are fattened and holding power is good. Only individuals who hold 2-3 properties under loan and are retrenched you get to see "firesales". In fact even if they give you 10% discount off valuation, they still profit thanks to the property bull run over the years.

You will not smell 20%. A lot of property vultures out there with good holding power and they will swoop in immediately if 10% discount is given. Moreover if a typically 2 or 3 bedroom pte property valued at $1 mil is sold at $800k (20% discount), it will be cheaper than a HDB. This will not happen unless HDB prices collapse. But we know that COV is still quite high.

All the non SOHO 2 bedders are snapped up already (and so the agent told me). Only one penthouse is left of these 3 blocks. Not too sure about the rest. :beats-me-man:

The wadrobe extends all the way up to the top so ur storage space is much more than the standard 2.8m units.

THE growing trend of working from home is prompting developers to roll out more so-called Soho - small office, home offices - projects.


The popularity of the concept is also showing up in the leasing market, where properties termed as Soho units can fetch higher rental than similar-sized units simply labelled as flats.


Urban Redevelopment Authority (URA) figures show how the notion of working from home has really taken hold.


It has authorised about 3,700 private residential owners since its Home Office Scheme was launched in 2003. The licence lets owners run small-scale businesses from their homes. About 600 applications and licence renewals were approved last year, up by 11 per cent on 2009 and double the number in 2008.


Developers have cottoned on. Mr Chia Boon Kuah, executive director and chief operating officer of property sales at Far East Organization, said he sees a trend of more people looking for flexible spaces that allow them to live, work and relax under the same roof.


Far East's recent project The Tennery, a 338-unit Soho-style project in Bukit Panjang, was partly inspired by the success of its other Soho projects, The Greenwich and Soho@Central. (But let's face it. You need to be in the right location. Not just any location.)


More than 90 per cent of The Tennery has been sold, with prices averaging $1,200 per sq ft (psf). Its one-bedroom flats range from 619 sq ft to 640 sq ft, while its two-bedroom flats range from 860 sq ft to 950 sq ft.


Mr Bong Flores, who bought a one-bedroom unit at The Tennery, said the project's investment potential was a big draw: 'We were tracking units at Soho@Central and the response from the market has been very good. The units there have also seen capital appreciation. As an investor, it gave me motivation to buy into another Soho project.'


Okio Residences in Balestier has sold almost 40 per cent of its Soho-concept units since its launch late last month. The freehold project, built by SDB Asia, a subsidiary of Malaysian-listed Selangor Dredging Berhad, has 104 units, with prices for its 420 sq ft flats starting from $600,000.


Soho Life, a freehold mixed-use development in Joo Chiat Road, has fewer than five units left. The 70-unit project by World Class Land, launched last October, has a combination of office and residential units. The smallest 344 sq ft flats sold at prices from $1,200 psf to $1,300 psf.


One reason Soho units are popular is because they can attract good rentals, some consultants say.


Savills Singapore director of corporate residential leasing Patrick Lai said rents of centrally located Soho units averaged from $4.50 psf to $5.50 psf in 2009.


Last year, these rents rose to as much as $6.50 psf, with Mr Lai predicting they could hit $7 psf later this year.


He said rental demand for Soho units will stay strong, especially among entrepreneurs and small businesses, as they can be used for both residential and business purposes.


Mr Colin Tan, head of research and consultancy at Chesterton Suntec International, added: 'There are a lot of apartments but very few Soho units. So developers can claim these units are in limited supply and therefore have higher capital appreciation potential.'


But analysts caution that people must be aware of what they are buying into.


The URA said the term Soho is a marketing term used by developers and their property agents and does not refer to a specific development type that it grants approval for.


Small units branded as Soho units by developers are less than 500 sq ft in size, and are often labelled as 'Mickey Mouse flats' or 'shoebox apartments'.


Their size means that the total price tag still remains relatively affordable, even though the psf value is higher than that for bigger-sized apartments.


Mr Herman Chang, managing director of the Macly Group, said he plans to roll out about 350 small apartments this year.


He said:'Sometimes when we hand over the projects to the marketing agents, they try to sell small apartments as Soho units. They'll try to persuade buyers, especially for properties with a frontage facing the main road, that the units can be rented out as offices when the office sector is good, or as residential units when that sector is doing better.'


Labelling small units as Sohos could help differentiate the project from others, said Chesterton's Mr Tan, therefore justifying a higher price tag.

When upstairs, must crawl, not stand upright to walk! :D Even 1.6m also cannot stand up in upper storey! :p

Prices look reasonable, but I would rather get Terrasse which is only slightly more expensive. FEO has excellent holding power. I doubt there will be further significant discounts. Their style is to slowly sell and rent out unsold units upon TOP (3-4 years later from anyway).

Right, that is why I prefer to buy FEO project if outlook is gloomy. At least they protect the early buyer. Terrasse is pretty good and I almost commit to buy a small unit for investment. But end up I bought a small unit at EUHABITAT just a few days ago.

About 80 per cent of the units were bought by Singaporeans, with the rest taken up by permanent residents and other foreigners.
The average price is $880 psf. The cheapest unit is a 624 sq ft one-bedder on the second floor, at $570,000. The developers have released 200 of the total 493 apartments in project.

As a comparison, when Frasers and Far East released Eight Courtyards in Yishun in April, they sold about 202 units in the first four days - Friday to Monday. The 99-year leasehold homes were priced at an average of $795 psf.
However, Frasers Centrepoint Homes CEO Cheang Kok Kheong says the sales result for Boathouse Residences is not too far off another project the group released more recently - Seastrand condo in Pasir Ris, with 103 units sold in four days during its preview in June.
He also points out that generally, things have been quieter in Singapore these past few days as many people have taken an extended National Day holiday.
Mr Cheang said that while the turnout at the Boathouse Residences showflat was 'very good', buyers are now taking a longer time to make a decision.
'Four months ago, during the Eight Courtyards launch, buyers took about 45 minutes to make a decision. Now, they probably require 60-90 minutes,' he added. 'With more uncertainty and cautiousness, they're thinking twice, maybe three times, to relook the whole thing - their finances and their needs. Those who were previously looking at purchasing a four-bedroom apartment may now settle for a three-bedder, for instance.'

The natural thing most developers will do is still price their units high then give great discounts for early birds and if the take up is fantastic, they will raise the prices quickly. If lousy response (which probably is unlikely for this project) they will continue to give discount or something! :D

Recall the Skyline Residences that was launched mid of this year, the old condo was bought several years ago, and the developer rented the old units out to make extra $ during the recession.

I just received an SMS stating boathouse giving 15% + 2% + cash rebate. Don't know got addition far east loyalty customer discount or not? Quite a good discount. But did not consider as location is not too ideal for me.

Visited the showflat yesterday. The 3-bedroom stacks facing the canal/forests are almost fully sold. Din ask about the rest. Just saw the proposed residential development pdf file in this thread. I think most buyers of these stacks were not aware of the future development. Too much ID so I can't see the actual dimensions. Homogeneous tiles :tsk-tsk: Okay, at least now I know why it is cheap relative to other new launches.

Went to visit the showflat yesterday. Surprisingly, the finishing are a lot better than other recent projects. Prices between 800psf to 900 plus psf after 17% discount. Was told discount will be reduced by the developers if do not buy immediately.

Also told there would be many opportunities for those buying for investments as there are many students around looking for rental in the area.

Pros:
(1) Location tranquil and serene. Waterfront living concept is the in thing these days.

(2) Near to the upcoming waterfront promenade with shopping and dining amenities .

(3) Near to future Hougang Mega Mall.

(4) Free shuttle bus to MRT stations for 2 years.

(5) The 2 +1 Study layout and 3.3m ceiling allows clever utilization of space. Climbed up the platform (bedframe built above the study through this medium) and the subdivision of the 3.3m was actually done nicely and livable. Kids will love it. It has a cosy feel.

(6)Super large pool and other superb landscaping. It is truly a resort.

(7) Generous additional items offering by the developers.Washer cum dryer and refrigerator provided.

(8) The bedrooms layout are spacious. For some reason, they seems bigger than those depicted in H20 Residences and Terrasse showflats.

(9) The masterbedroom walls are given marble finishing and special feature walls which exudes elegance. Definitely better than the recent launched projects in the area. Also, timber flooring for bedrooms (instead of laminated flooring which feels and looks fake). Homogenous tiles used for living room also looks good and practical.

(10) The Buangkok Sengkang KPE exit/entrance just round the corner. Very convenient for those who drive.


Cons:
(1) The size of the Gym is extremely disappointing. From the pictures and scale model on display, it can only fit a few pieces of exercise equipments. For those serious gym activists, this project is a no no.

(2) This location is not for those who likes convenience to public transport and major amenities. A better choice will be on the Keppel Land project that is going to be launched end of this month.

(3) The parking lots allocated to this project are miserable. Only 497 lots. Only 4 extra lots. Agent claimed that most of those who bought the SOHO units will not have cars.

(4) No yard available to dry clothes. Hence developers provide free dryer.

Overall thoughts:
The 3 bedder layout for 1109sqft seems to be the most efficient. Finishing and items given also better than recently new launched projects in the district plus extraordinary water landscaping and recreation facilities.

Other interesting point:
Agent also mentioned that Far East will most certainly buy over any plot of residential land in front of Boathouse in order to protect the reservoir view...so no worries on blocked view. Caveat Emptor :p

For instance, the first week of August saw the release of Boathouse Residences, a 99-year leasehold private condominium situated at Upper Serangoon View, by Frasers Centrepoint, Sekisui House and Far East Organisation. The launch saw about 90 of the 200 released units sold at an average price of $880 per sq ft (psf). The project has a total of 493 apartments. Its cheapest unit is a 624 sq ft one-room flat located on the second floor, which went for $570,000. Around 80% of its buyers were Singaporeans, the rest made up of permanent residents and foreigners.

Compare these figures with those of April just this year, when Frasers and Far East released another condominium, Eight Courtyards at Yishun. The development sold about 202 units within the first four days, at an average price of $795 psf.

Yet Frasers Ceontrepoint Homes CEO Cheang Kok Kheong claimed that the results for Boathouse Residences was not too far off another recently released project: Seastrand condominium at Pasir Ris, which sold off 103 units in four days during its preview in June. Cheang added that things have been generally quieter in the local property scene recently as most people are on an extended National Day holiday. He told the Business Times that while turnout was “very good”, buyers are now taking a longer time to decide.

“With more uncertainty and cautiousness, they’re thinking twice, maybe three times, to relook the whole thing – their finances and their needs. Those who were previously looking at purchasing a four-bedroom apartment may now settle for a three-bedder, for instance.”

According to the Business Times, the Boathouse Residences’ average price of $880 psf is slightly lower than the $900-920 psf average price that developers have projected to prospective buyers just a month ago.

Global Property Strategic Alliance chief executive Jeffrey Hong echoed Cheang’s sentiments, noting that crowds at showflats for suburban projects are still quite thick because buyers are mostly HDB upgraders and “more genuine”.

“But the stockmarket rout has had some impact even on this sector, with many house hunters now adopting a wait-and-see approach,” he observed, adding that “on the other hand, things have been a lot quieter in the luxury segment, where there are more investors and they’re more sensitive to volatility in the financial markets.”

Apartments in Boathouse Residences are either one or two-bedroom Soho-concept units housed in two 15-storey blocks and two, three and four-bedroom units in four 18-storey blocks. The one and two-roomers are priced between $880 psf and $1,040 psf; the three and four-roomers cost $800-930 psf.

Last week, the Seastrand sold off nine more units, bringing the total sales to 239 units. Currently, 269 of its 475 units have been released to the market. The average Seastrand price has shot up from $877 psf to its current price of $924 psf.

On the other hand, things are much brighter on the executive condominium (EC) front. Blossom Residences by City Developments Ltd (CDL) has had 115 of its Segar Road units snapped up last Sunday, when the remaining units of the projects were then opened to second-time buyers and upgraders. Governmental rules dictate that developers have to set aside at least 95% of units in an EC project for first-time homebuyers during the first month of its launch. CDL began selling the EC for an average price of $685 psf on July 7, pushing total sales for the 602-unit strong project to 319 units.

(5) The 2 +1 Study layout and 3.3m ceiling allows clever utilization of space. Climbed up the platform (bedframe built above the study through this medium) and the subdivision of the 3.3m was actually done nicely and livable. Kids will love it. It has a cosy feel.Decent point on space utility!


(6)Super large pool and other superb landscaping. It is truly a resort.Some other projects provide superb landscaping andl large pool so this is not very pro either.

Overall thoughts:

Personally I feel the 4 bedder which is released for sale now is the best. One balcony faces school so sure no block. Can see far far! The other balcony is pool view. When the govt were promoting punggol 21 HDB flats to the public in 1996, they also sold the idea of a water sports hub in punggol, but that never came to fruition and it still never will. Across the water beside coney island is a whole stretch of ominous looking petrochemical factory. I once drove to the jetty at night and could not even get out of the car coz the petrochemical smell was just so strong and made it impossible for me to even step out of the car. I slammed my door shut and drove off together with my wife, never wanting to return to that god forsaken shoreline again. The air pollution problem is still serious in punggol but the govt chose to cover it up. For anyone planning to buy a house in punggol, please take a drive to punggol jetty at night and also drive around the town with your windows down and see if you smell some chemical in the air. The chemical clouds drifting from pasir gudang to punggol is highly toxic.
