Just wondering about TOP date.
I bought a place that will TOP Dec2014.
However at the site there is a signboard that says TOP May 2013.
So is there hope that the place will TOP as what the sign says?

possible but the signboard date is less accurate. they can always exceed or change the date later for that.

Dec 2014 TOP date is to cover developer's backside in case there are unexpected delays. Usually a project, given proper management, should complete before the stipulated date. May 2013 is possible but must take with a pinch of salt! :cheers1:

Is there a centralised place like URA.gov.sg or website that will show developments with their expected TOP dates by DISTRICTS?
Thanks.

Nope. TOP date can be extended anyway. It was extended in 2008 by 1 year so it is subjective.

Thanks - such a site would be useful to 'remote-control' Landlords.
I reckon to stay on top of this, you gotta drive around and see for yourself. Got to know the competition and the dynamics of the area in order to anticipate rentals.

Usually is earlier than the contract date as developer had put in buffer float in case they slip in the construction so that owner will not apply liabilities on them.

This is their save guard , also the longer the period they can borrow a longer period of loan tenure from the bank.

However your cash flow is compress if they complete faster as ur lawyer will need to release the monies based onthe milestones

Mine too. When I signed the contract, TOP is Dec 2015 but at the construction site, the signboard shows TOP Dec 2014. After a few months, I went back to the construction site again, and they had it changed to Dec 2015.

Guess the best date to follow is the date in the contract. That is the legal date. Treat it as bonus if it any earlier.
