the renovations looks quite nice.
perhaps that jack up the price?

one book was suggesting if you spend $1 on renovation, have to sell for $3. so perhaps renovations was $200k, so he up the price by $600k ?
is that reasonable?

HUDC flat sold for record $1.1 million in Shunfu estate

A 1,668 sq ft apartment on a high floor of Block 315 in Shunfu Road has been sold for $1.1 million.
This translates to $659 per square ft, in a transaction that was approved in July, before the government's cooling measures took effect in August 30.
This sets a record high in Bishan for this kind of phased-out Housing and Development Board (HDB) project, which does not offer condominium-like facilities.

The flat had been valued at $900,000 - which means the buyers paid cash-over-valuation (COV) of $200,000.
Both buyer and seller are Singaporean.

It's still hdb right?Yup.. really don't understand the concept of privatization... everything is still hdb... from the void deck arrangement to the facet of the building. I wouldn't want to pay a premium for a PC that looks exactly like public housing. :doh: If I'm a hdb upgrader, laggi worse... can't feel the difference in terms of living conditions and outlook but paid a lot more! :scared-4:

Yes.... for incompetence... if you really want to, but it is obviously an honest mistake. By not marketing the property accurately the agent is also hurting himself.

However, if you want to sue him for lost opportunities is a different matter altogether.

Ya....looks like a lot of them making honest mistakes.
They have a problem with the number of zeros.
If you go to property guru, you can see so many of them!
