I would rate this better than tampines trilliant. but if the price is high then may not be so worthwhile.

In terms of location, I think it is slightly better coz Tampines is just too crowded. To a certain extent, I feel that Punggol feels younger, with more building potential... just my 2 cents worth! :cheers1:

Looking at the map it looks like it's possible to cut across the hdb blocks for a shorter cut to the mrt.

Prices for a 1,087sqft standard mid-floor 3BR here are around the $795-$800k region. That works out to about $730psf. Compared with A Treasure Trove (http://www.h88.com.sg/index.php?page=1&tag=A%20TREASURE%20TROVE) just 200m north, with median price of $920psf. Watertown (http://www.h88.com.sg/article/Watertown%3A+Quick+Review/), the much hyped condo-mall-MRT combo, was launched at around $1,100-$1,300 psf.

Twin Waterfalls, like any other EC launched recently, is a super good deal. It's the best value for money, especially for those looking to upgrade from HDB or looking to buy their first condo. There are CPF-grants for first timers too.
Look at the price, it is a good $200psf lower than A Treasure Trove. In essence, for a 1,000 sqft unit, you are looking at a $200,000 difference in price. That's a lot of money.
Some might argue that A Treasure Trove has better fittings, or it has underground parking or it's closer to the MRT. Well, is $200,000 worth all that? Obviously not.

There's plenty of potential in Punggol, can you imagine what the town will be like in three years' time? It will be the next Tampines or the next Clementi for sure.

According to some experts, price are peaking and are set to fall. That could turn out to be true, who knows? But there's something you need to know too - Punggol is slowly filling up. There aren't many sites left that are within 400m to the MRT (we count only two).

Punggol EC attracts 130 applicants

THE 728-unit executive condominium (EC) project Twin Waterfalls in Punggol drew interest from about 130 potential home buyers on the first day it opened for applications yesterday.

Joint developers Frasers Centrepoint and Keong Hong Holdings said the project in Punggol Walk will be priced at an average of $698 per sq ft (psf).

Experts say that while the number of interested home hunters so far might not be high, the bulk of the applications are likely to come in over the weekend as home buyers visit the showflat.

HSR Property Group senior adviser Donald Han expects the project to be one to two times oversubscribed.

The Government has invested substantially in the infrastructure of Punggol, which many first-time buyers are keen on, he added.

'Most ECs are usually priced at more than $700 psf so Twin Waterfalls is being priced competitively... It is a good way to attract home buyers who might be sitting on the fence,' Mr Han said.

The take-up rate for ECs, however, might slow in the second half of the year as more of such projects are launched.

Unit types at the 99-year leasehold project, spread across 12 towers of 17 storeys each, will include three- and four-bedders, dual-key units and penthouses. Dual-key apartments consist of a studio attached to either a two- or three-bedder to enable extended families to live together.

Three-bedroom apartments at Twin Waterfalls will range from 915 to 1,109 sq ft while four-bedroom units are 1,238 sq ft.

Applications can be made till Tuesday while bookings will start on Feb 18.

Another EC project, the 670-unit Tampines Trilliant in Tampines Central 7, was also launched earlier this month.

Sim Lian Group had sold 149 units as of Monday, with 32 of the 48 double-storey penthouses snapped up. The majority of the buyers are families living in the eastern part of Singapore, including Tampines, Pasir Ris and Bedok.

The 5 per cent quota allocated to second-time buyers in the initial launch period has been fully taken up.

EC projects combine elements of private and public housing and often come with premium furnishings and facilities.

2nd timer quota was filled up v quickly today. Based on my analyzation, stack 15 is also considered a good one because can also see pool n cheap. In fact, the slightly slanted angle help to get a good view of the pool as well. For those that missed their chance today, check out stack 15 next week. Good luck! :)
