My guess $psf -> not less than $1400. IN fact more superior to 8 Riversuites with MRT stnjust right at door step (presumably back gate). Lot of eateries on Sennate and on P P side. MM, if any not less than $1500 psf. FH 18Woodsville just across the road is the bench mark. Townhouses will be hot too ! Lot of PRC like P P.

Two other plots just next to (current shop houseses) it on GLS next 2 months.

This is slightly better than W28 as you have a choice not to go for units having afternoon sun and traffic noise but face the landed properties and have only morning sun.

I duno whether is it going to be provided with full facilities for this plot (parcel A). Heard there is going to be another land sales by URA this month for 4900m2 site area for another condo immediately next to this parcel A. Area is like 1/2 of that parcel A.

In no time P P will be a hot town..

For this site area it is big enough for full facilities. There is no more land immediately adjacent to this unless the adjacent old shop houses and another row of terrace houses are taken up.

Wow, the other terrace houses and the shop houses in the vicinity will also be all gone.

The 2nd GLS site at the junction of Macpherson road will be exciting, thats where the old jackson food court used to be, may be a mixed development over there.

Yeah. It is slated as residential but if a mixed development will be even HOTTER :simmering: given ex-jackson is there. The new MOM service centre is just separated by the PIE flyover. It is a huge MOM service centre and will be a new buzz in later half of 2012. The Woodsville Tunnel n Viaduct projects is completed. The new Geylang Bahru DTL3 MRT stn is just 250m behind this MOM Centre. In fact this whole area is served by the NEL P P stn and new DTL3 Geyalng Bahru stn. Lot of buzz in this area if the P P MRT commercial plot is released for development. :D :D :D

The whole plot of land just next to P P MRT stn. It is where election rallies for P P SMC are held so many empteen years, Today it is bisected by the famous Potong Pasirian heartland walkway ..Every Potong Pasirian must walk thru this walkway fully funded and built by ex-MP Mr Chiam S T.

If the indicative start of 1.6kpsf is true, then SH is better buy. Very high floor 3 bedder was at this psf when launched.

Drove past the site, looks like they bought more than the previous terrace houses space? The entire plot where the taxi stand/drop off point seems to be theirs as well? Govt really cash in on this land. Cutting out every possible sqm to sell. The walkway and grass patch area will be reduced just for the current bus stop i think.

If this mixed development materializes, the NEL will be the most "malled" line. There is a mall every other station. Got so many shoppers meh?

what happend to the landed properties? were they enbloc or something happend? last few weeks i passed by, can see the bulldozer teraring down the remaining houses.

They were bought back quite a number of years back been converted into rented apartments for foreign workers in recent years and got torn down in recent months.

Govt acquired back this plot of GOLD FH land and now lease it as 99 years to Tuan Sing :D

I also heard there is another row of houses along the same street that got acquired too for the new GLS. Another one was the row of terrace houses along Marymount got acquired due to NSE. So much for FH status huh???

When they move out the tenants at Jackson Centre, the reason given was they need the land for the Woodsville Interchange upgrade.

Now URA is going to put it up as a residential site for sale.

Gahment cashing $$$ out on P P and city fringe areas. The current 8 Riversuites GLS site once is occupied by a school and a big field. They tear down the school and sold the land for pte residential. The school is now rebuit adjacent to the current primary school. So much residentials for local ?? NO for PRs and FT. That's why the influx will never end and the floodgate remain wide open. By 2016 we would hit 6.5 millions !!!! :doh:

Your agent smoked you lah (army slang). Under master development plan, the plot is targetted for commercial development. But I have yet to see a sign board (or on URA website) on govt land sale for this plot though I believe it may be soon with the way gahment cashing $$$ on every available plot of gold mine in this hot P P area.

i drove past this site earlier, saw the number to call and did just that.

from my conversation with the TS rep, price will range from $1200-1500psf. unit types range from 1 to 4-bedders, and smallest unit will be above 700sf. expected launch in aug/sep this year.

seems a decent RCR location. main complaint is the nearby Macpherson industrial area.
hinges on pricing, and potential developments in P.P. and neighbouring Woodleigh (prob >= 10 yrs?)... it'll be cool if the 2-storey shophouses are refurbished and the whole area might be a mini Siglap/ Holland V... :cheers5:

Just got a update from a agent and he really took effort to draw a 3d sketch of the proj and it looks really interesting. Let me break down to share the info

- Name : Sennett Residence
- MKPL Architects
- 3 condo blocks of 18 storey
- 1 condo facilities block w swimming pool
- 4 blocks link by 3 link-bridges
- 11 PH units
- 2 Shops (not for sale)
- 2 level of basement carparks

I didn't see the TH in the drawing and floor plan is not out yet but latest update is launching in late Nov. it is suppose to be a one day sellout proj and I think it's likely too if TS price correctly. :)

So average likely to be within this range Since Nin is not TOP yet and 8W has just TOP.

Link bridges are on low floors like maybe 4-5 floor, not sky bridges ... Don't get your hopes too high. It's function is mainly to link the lower facilities block to the 3 residential blocks, at least that's what I see from the sketch...

If after coming out from the MRT escalator, there is a direct gate compared to having to walk around the perimeter, there is a difference, esp when it rains. Direct connection from MRT basement 1 the best if the wall at the bottom of the escalator can be hacked thru or there is a connecting lift there to take to the carpark.

My guess is mixed development gets high GFR in order to support higher GRA that includes commercial space, not necessarily high rise development. If there is height restriction near PLAB then most likely lots of commercial space and it could be a huge mall.

The road next to Sennett is very noisy, esp during peak hours. Went there over the weekend and got first hand experience.

Go stand along the inner row of semi-Ds facing Sennett, you will get a sense of what it is like. Furthermore, many buses come and go at the bustop regularly and thats extra noise.

The FH18Woodsville at PP has reached near 2000pfs, and yet people still say no bubble forming.....

Ya seen like a lot other project oso delay their launch till Jan 2013 and and again if they are going to launch all the large project at the same time and the sales again look like a jump and govt will be saying that ecomonic pick up and etc :2cents:

Think whether sellout or not depends on pricing.

The road next to Sennett is very noisy, esp during peak hours. Went there over the weekend and got first hand experience.

Go stand along the inner row of semi-Ds facing Sennett, you will get a sense of what it is like. Furthermore, many buses come and go at the bustop regularly and thats extra noise.

The FH18Woodsville at PP has reached near 2000pfs, and yet people still say no bubble forming.....

The is the main road to PIE/CTE and town and traffic is going to be absoultely crazy.. ESP when all the developments are up including those at woodleigh.

8rs major busy roads are on its side, it's facing the slip road front and school at the back.. it's not perfect but noise impact i think is overstated..

pros and cons up to individual i suppose..

Mosque is a sacred place. Some people like to stay near religious buildings as they will be blessed.

I really don't know.. But the market is always right.. And the hype around PP area is definitely more than the Boon Keng area at this moment..

If can sell 1600, it will make 8R look cheap..

With shopping mall just opposite and mrt just in front, and freehold there reaching 2k psf, it is definitely a good buy for own stay.....if not wait until the 810 units @ shopping mall, and price to escalate to 1.8k then buy👎
