No MM/shoebox units thats lesser then ~500sqft, thats good. 742 units in total, thats fantastic. Site Layout depends on liking, these days which new development is not tightly squeeze for block space. TM new tender land expected to sell up to $1.2k /psf. So Eco could be launch at $1.1k to $1.2/psf on avg if they want to price to sell quickly. Given FEO, lesser chance, unless they go bid for TM land and launch it even higher - taking the q from Optima and Bedok Residences.

The site plan is quite good what ... you must understand the townhouse is only 3-storey high, the purpose is such that the rest of high rise can have seaview or golf-course view ... basically it is optimized such that as many units in this development is facing east or south-east where the golf course is

Typical w feo proj, the usual suites, condo, soho n townhouse make the who plot look damn cramped... I still do not understand feo logic of needing so many lap pools in bet blocks and i see this 'design' replicated for seastrand, euhabitat and Watertown.

The townhouse could be perch on hillside looking at the gradient of the plot, but I m very very surprised they still can build TH! Are they preparing to sell only to Singaporeans?

Foreigner can still buy townhouses in existing projects and projects approved before april 2012.
Ura only banned new supply of townhouses in new projects approved after 3april2012

I'll pass on developments with townhouses. Take up too much space that will otherwise be for communal space. Wait for ura ruling to kick in.

This plot is > 300k sqft leh

And Double Bay Residences in Simei is 646 units on 340k sqft but huge MSCP

ATT is 300ksqft but 882 units :scared-1:

Waterbank 616 units 185ksqft land (but 19 storey) with MSCP some more :eek:

bedok court residents going to curse..all the view openess gone...hopefully the new condo will bring up price of bedok court but i have my doubts...:cool:

Agree. Its horrible. Look at those "narrow waterway" slanting at strange angles. Is there even space to walk in the communal areas? The townhouses take up so much space. Seriously, this is more cramped than HDB flats and I wonder if air can flow even in communal areas.

If u study feo site plans, this is pretty std, just look at WT, euhabitat, seastrand, can see the similarity?

Majority of the unsold units at eCO are of the SOHO variety...had there been more of the conventional type units I'm pretty sure eCO would have sold out

Anyway I do agreed to certain extent that if more conventional units, sales will be better. I would also think bigger units for staying could also drive sales better because I noticed the unconventional Soho 3 BR (to me is 2+S) also fully sold by 2012! Anyway 88% to date sold is nothing to be ashamed of :).

Btw, happy 1st anniversary for Eco Buyers who bought at launch! ASSD will be reduced to 12%!

soho is a very loosely used by the developers these days. more like a studio with higher ceiling. a real soho will means its approved as dual function office or residential by URA. So a example will be Liumere. where a business can turn the unit into a office. or can be use as residential use.

ECO SOHO is just a marketing term for studio with high ceiling.

Went to Eco and Glades after visiting Tre Residence with a friend last Sunday.

After release of Soho Lite (1+S with size ranging from 614sqf to 635sqf) in late Aug (I think) this year,
- 20+ units of the slow-to-move Soho have been sold pushing Eco sales to date to 93.5%
- Balances are 21 Soho lite, 1 Loft and 28 townhouses per Far East Eco Website

The key differences of this Soho Lite vs the original Soho (all with ceiling height of 3.4m) are
- Homogenous Tiles instead of marble
- No furniture deck
- No Fridge and washer cum dryer

Based on caveat lodged for the last two months, the Soho Lite average psf is $1,279psf vs the original soho of $1,417 psf (based on caveat since launched for Soho tower C and D and exclude stack 22 and 27 which are 2 BR normal Soho).

For a Soho Lite of 635sqf, the saving is on average around $87K! Like what the agent said, you only need at most $40K to top up to do up the differences (i.e. change to marble, build furniture deck and buy fridge and washer) but yet pay $100k less!

To put things in perspective, using comparable units of Urban Vista (UV) and The Glades i.e 2Br Compact, average psf

Eco – Pre Soho Lite = 1,417 psf

Eco- Soho Lite = 1,279psf

UV – 1,475 psf
(1,510 psf if exclude those penthouse units which were deeply discounted in late 2013 to move units by developers)

Glades – 1,485psf

Discount now for Soho Lite is 16% but I believe can bargain! Happy wkends!
