How many units left: 76. A wide range of units are still available, including two-bedroom, three-bedroom, three-bedroom plus study, four-bedroom and penthouse apartments.

Price gains: Up at least 6 per cent in four years. A three-bedroom unit is now going for about $890,000, or $650 to $700 psf on average, according to GuocoLand. This is up from $610 psf when it was launched in June 2002. Average price of units sold so far is about $635 psf, says GuocoLand.

Good buy? Although take-up was slow initially, demand is growing, says GuocoLand. The condo now stands out against the nearby Ubi and Paya Lebar industrial estates but is set to benefit from their prospective expansion, as well as the upcoming MacPherson MRT Station on the Circle Line.

With current asking rentals from $2,600 per month for a three-bedroom apartment, the rental yield is about 3.5 per cent.

Le crescendo, decent condo with very decent pricing for a FH condo next to MRT. Ouside the area is dusty and noisy

For the new Macpherson Green condo, they have very good teochew porridge just next door. Maybe can add a few $ pfs to it!

SINGAPORE - A consortium of four companies has agreed to acquire the MacPherson Green site for S$105 million via a collective sale tender.

They include niche property developer Heeton Holdings, together with KSH Holdings, TEE International and Zap Piling.

Heeton will own 40 per cent of the project, KSH will take 25 per cent, TEE International will hold 20 per cent and Zap Piling will take the remaining 15 per cent.

The freehold land parcel has an area of almost 67,000 square feet and a plot ratio of about 2.1. The new development can be built up to 24 storeys to become a landmark in a vicinity of low-rise buildings in District 13.

The firms said in a joint statement that the purchase price of the site worked out to about S$750 per square foot per plot ratio, including the development charge.

Heeton says the acquisition is in line with its effort to strengthen its position in the mid to high-end residential property market.

The group is also planning to launch a project at a prime site along Killiney Road soon.

Yes, the SWA TOW restaurant is simple no frills and quality food.
The Teochew porridge stall always long queue during peak hours.
Parking is a big headache.

There is a very big open space just next to the SKY Green, wonder if is up for tender also.

Location for SKy Green is actually not too bad, a few minutes walk to Tai Seng MRT. Lots of eateries around and one can even walk to Macpherson estate, its a very short walk. The French Stall opened its branch behind the condo previously but closed shortly after.

The problem is that the scenery around the condo not so nice.

There are 2 HDB blocks very close to the perimetry on one side.

High floor over Le Cresendo direction can have some Flyer view

All going for the MM staying in McPherson Estate. Most of the 4 and 5 room almost pay in full. My 80k to go after I choose the max loan 200K and 25 years to pay since 1995.

Agree, esp if these are just quoted psf, after pricing in some discounts, the actual psf likely be lower.

Despite the less than optimal surroundings, the site area 66000 sqfeet is decent, FH and, and very near the MRT.

Really depends on launch price.
If >1.5-1.6pfs, not easy to move.
If the big empty land just next to it gets utlised, may get blocked on that side. Also think for marina views, need to clear the Le crescendo and the new condo next to it.

You are right, my calculation also shows $1450. Was eyeing at their smallest 2BR. Design quite good to me, no wasted space. But the new CM make me think twice liao :(

Macpherson like potong pasir is city fringe, it takes less than 10 mins by car you reach cairnhill, orchard, 10 mins marina, 12min east coast, by bus you can go aljunied mrt, potong pasir mrt, woodsville mrt (all few stops only about 1-1.2 km) This condo tai seng MRT few mins walk circle line.

As an eastie, I drive past macpherson quite often and I don't really find the place messy, probably just feel v oldish due to the many dull and old buildings lining along the road, but traffic is seldom jammed. On the contrary, I find balestier more messy ... Traffic is horrendous

Old, sleepy and unexciting are probably more approriate than messy.
Remember the French Stall opened its branch in the HDB block behind sky but closed shortly after. Can surrounding new industrial buildings create more buzz and excitment? Right now, at night other than traffic noise, its dead quiet.

i think the layouts with an aircon ledge obstructing the bedroom view are plain silly. why can't they gather all the condensers next to the yard and do the trunking to the respective rooms? how unsightly is it to see your condenser collecting dust next to your bed by the window.

73 out of 83 1 bedroom units sold (88%).
35 out of 38 2 bedroom units sold (92%).
5 out of 38 3 bedroom units sold (13%).
11 out of 13 4 bedroom units sold (84%).
0 out of 4 penthouse units sold (0).
Total: 124 out of 176 units sold (70%).

All that on just the first day so quite impressive, really. But maybe the developers should have opted for more 1 and 2 bedroom units and less 3 bedroom units. :beats-me-man:

Kan Kan (btw answer to the scandalous dance in france is can can) dear, the rationale is that bedroom is for sleeping, so when you are lying down face up you are mostly watching the ceiling. if you are side sleeper, you can face inwards.

Well, I'm not suppose to divulge the exact figures because, as usual, the developers naturally want more people to visit showflat to view the actual price list but I can tell you that the psf basically range from $1,300 to $1,700 for 1 and 2 bedroom, $1,300 to $1,500 for 3 bedroom, $1,200 to $1,500 for 4 bedroom and penthouse. Low figure for low floors, high figure for high floors. The price range is pretty much what we expected so no big surprise there.

Tell you..got not much time to think..my agent was helping me queue and towards the end..only left 3 high floor units for 1 bedder. 14-14,15-14 and 14-05.. all pool facing..therefore i bought 14-05 cause i dont want 14-14 house no. if you know why..15-14 was fetching at quite a premium as well.

Look forward to TOP now!

Walk around sky day or night and look at prices of nearby FH ( e.g.
La Cresendo, and the newly TOP Oasis etc).

There are lots of new LH and FH residential properties and Bidi town coming up near 18 woodsville, and it is nearer town.

Having said that >1900pfs for 18 woodsville is very high lah.

Then again if property bulls are right, maybe in 3 years time 18 woodsville could well hit 2500pfs and Sky 2000pfs on TOP.

When people are pressurised, I think sure they deliberately dont mind the tiles instead of marble!

The agent keep saying Hub here Hub there. But if you noticed these are mainly SMEs factories, where can find so many expats work there ?

Agree about the Hub thing which agents kept harping about. Go walk around at night, see if have the Hub feeling or not. Maybe those who have units in nearby condos can share how easy it is to rent out units in this area. Neverthless, Sky is FH, near to MRT and town so fairly decent buy for those who are vested in this area. Normal tiles or not, think small matter.

I have a friend who rented out his Le Crescendo 3BR to 2 korean expats at 5K early this year. According to him rental is fairly easy although not as fantastic.

The 3BR for Le Crescendo is close to 1400sf, unlike the 3BR compact nowadays at 1000sf... so i think 5k rental shld not be considered as very fantastic. I also just kpo propertyguru and see that the avg asking is around 5.2k to 5.3k now.

A consortium comprising Heeton Holdings, KSH Holdings, TEE International and Zap Piling has pre-sold its latest residential development, Sky Green, to strong response.

The 176-unit freehold development has sold some 80 per cent of units before the official launch, which is slated for next weekend, the companies said in a joint statement.

The units were sold at an average price of $1,502 per square foot. Buyers were mainly Singaporeans.

Mr Danny Low, chief operationg officer and executive director of
Heeton Holdings, said: "We are encouraged by the positive response to Sky Green. We see this as affirmation of the condominium's good design, location and value."

My sentiments exactly. Was driving down Macpherson Road the other day and the thought crossed my mind. I think part of the reason is that it's FREEHOLD.
