What if 1 fine day govt suka suka allow privatise of hdb flats ??….


Which means govt come out of some policies/ways allowing the public housing to be converted to private apt or “semi-privatised” apt ??...


Where…
- Hdb owner still need to fulfil 5yr MOP
- After the 5yr MOP, the flat can be sold as resale flat, as it is now. But buyer must fulfil all hdb criteria (citizen or PR, family kernel, or single >35yo, cannot own private housing)


OR:
- After MOP, the flat can be sold as private apt after some $$ top-up, which means you can sell the flat to anybody including foreigners after paying govt some $$... (something like in HK paying some land cost and privatise the public flat)
- The next owner for the flat does not have MOP, the flat is already treated as private housing. And he could be already a private housing onwer.
- The flat is still managed by Town council, and with some limitation of owners cannot suka suka build additional facilities like swimming pools or fence up the estate…
- For the whole HDB block/estate, it does not need to have any voting for going private, some units can be privatised if they wish to, some units can remain as public housing.

That's the plan for Pinnacle@Duxton.

Before Year 2016, resale will make good money.
Before Year 2021, announce the plan to privatize it;
Before Year 2026, execute the plan

So easily another 3 rounds to milk it.

I think this might be more of what will happen. But someone from HDB might have better insights..


80% of people are living in public housing and government have to upkeep the housing using taxpayer's money.
Slowly but surely, I think govt will start reducing the percentage of public housing to catered only to those in the need (ie, lower-middle income and below).
This will free up more capital for other expenditures.

That's why i think the DBSS will become like HUDC as the next step. Govt. wants to relinquish their role in using taxpayers money to maintance housing developments. So DBSS might have the option to be privatised and ebloc.
Then the next step will be the HDB flats. The current way they are recycling capital is thru SERS of Prime HDB location. They sell the SERS land to developers and relocate the SERs owners to more ulu or cost-effective location. You can see 12 storeys of avg 1000sqft can become 25-35 storeys of avg size 800sqft. around 3 or 4 old development land size to exchange for 1 plot of new development land size. Those old flat in ulu location .. most govt have no choice but to do selective upgrading to keep them up till a date when they can ebloc them cost-effectively. And the way to do it now is .. you can see.. They are introducing 60yrs LH. So next time.. your 40yr old HDB .they will SERS and move you to a new 60yr LH.

So, in a way, if you are holding a 99LH condo, it is still safe. We are obviously going towards HK model. But 999/FH are obviously the GOLD Mine.

If liddat, then it will really be subsidized housing for the lower income.
Not SERS, but after 5 years, if u wanna sell, u must sell back to govt who will recycle them for another group of needy people.

It wont happen. Hdb is a very powerful policitcal tool. Efdectively they are controlling the balls of 80% of the population.

There are some advantages of privatising the hdb, and it is also solving some problems:


1. Downgrading: Some old couples might want to downgrade to simple hdb living, while keeping their private housing or current bigger hdb flats for their kids. You cannot buy public housing now while holding private properties.
2. Low cost private housing: Currently, shortage of low cost private housing for single <35yo and for foreigners (those not qualified for resale HDB). In HK, you will still be able to get some very small private apt easily for around HK$2mil (S$300+K). Down here private property is like min $500K
3. Financing Freedom: Once it is privatised, you can give the owners freedom in refinancing, equity loans and etc.
4. Rental flats: Rental flats are very expensive bcoz we have too limited number of low cost housing available for rental. 80+% of housing are hdb housing and ~50% of workforce are foreigners. Hence, there is a need for public housing to support the rental market (20% private housing is too limited in number and too expensive). With some hdb flats privatised, the rental market will be much mature and stable. (Right now problems of the rental price keeps shooting up, and also there is need of some stupid quick fixes like JTC buys resale flats from market and rent it to foreigners)
5. Extra Govt Income: Govt can have lots of $$ income generated from thin air here
6. HDB changing: I’m having problem of cannot change my hdb to another hdb now. Once I sell it, I cannot buy back due to holding another condo.
7. LH60 GLS: lots of the HDB flats are left with about 60+yr lease. And these are real “no-frills” housing. Privatise these hdb will remove the need to have LH60 or LH45 GLS
8. Investment option: Privatised hdb could be as another property investment option. Right now people are chasing light industries and MM for reason of small quantum.

Yes we should not allow a gov to relinquish its primary responsibilities. We do not want HK style. We should be proud of that. It's only in SG basic housing is assumed to be a gov's job. This is one good thing we have achieved. Dun lose it.

Dun give them ideas ok :D
