ok If given 2 MM unit in the same development one is 350 sqft and 360 sqft..same lay out..does the 10 sqft make a big difference for one person staying?

got balacony but from the floor plan the balcony is like one strip shld be quite small..the 10 sqft is 40k difference

If u r not v tight on the budget, go for the bigger unit. 40k can be earned back easily ... But house once buy liao will stick with u for many yrs...

If space is the only difference, while facing and all else is fine with the smaller unit, get the smaller unit, and use the 40K for reno or the next property.

when u play MM, quantum is the key. buy the cheapest unit in the project.

Think of it this way, when you are renting / buying.

How much more will u pay to rent a 10sqft bigger apartment? (lower quantum higher yield. 500k vs 540k makes a big difference)

When it TOPs, many may be trying to sell their unit. U have the price advantage to undercut them!

It depends on projects. a typical MM project entirely made up of shoeboxes may have 20 types of 1 bedder layouts.

If you're talking about a shoebox in a normal PC project, there's usually only 1 or 2. At most with PES or without.

Obviously, choose the most functional and value for $$.

Well, typically for own stay you may still think of the resale value in the future right? a 1 bedder is always a 1 bedder. dosent matter how big or small all u have is a living and a bedroom. what else could u have?

Say you're buying a resale unit now, the 350sqft at 700k vs a 360sqft at 650k which 1 will you buy?

If the 10sf means an additional yard (for washer) or balcony strip or some space which may be of significant value to potential tenants, i will get the bigger one. But did u say its similar layout?

Having said that, 40K for a 10sf means $4000psf !? As many bros have advised, if the additional 10sf is not put for practical use, then go for smaller.

$40k is justifiable for the one with better layout and facing, example pool view not facing the main road, west sun, otherwise don't waste the $40k.
