Why this index?
In Singapore, there is no official index to show Buyers' Attitude for property. This forum is the best place to fill in this gap.

How does it work?
Everyone is entitled for one vote, the index is calculated by
the percentage of bulls - percentage of bears
(Please vote even if you are neutral because it will change the overall percentage scores).

A noteworthy news today.. is the unconditional offer by Simon Cheong to shareholders of SC Global. He intends to take it private.

Does this mean Simon Cheong believes his company is severely undervalued plus CCR properties are on a rebound soon? If not, why would you take a company private and take away a good source of funding(shares and bonds) to tide thru' bad times.

Listing is for a growing company which needs to tap on public funds during high growth stage to minimise owner's risk. the way i see it, SC global is quite established (din check financials) and if he have a strong cash backing and no need for public funds, it is better to go private, where he has free play and lower costs of compliance.

Or perhaps, if the co is severely undervalued, it is better for him to take it private and perhaps do private placement with like-minded individuals instead for better value.

So are you suspecting that SCG is undervalued and do not believe bad times are ahead? plus CCR on the rebound?

What does index of 12 mean?
When everyone votes Good Time to Buy, the index will be 100.
When everyone votes Bad Time to Buy, the index will be -100.
When votes are equal for "Good Time to Buy" and "Bad Time to Buy", the index will be 0.
When unequal votes for "Good Time to Buy" and "Bad Time to Buy", the "Not Sure" votes will impact the percentage number, and thus the index.

So 12 means marginally bullish.

The index is now:

41 - 44 = -3

The first time I see this index turned negative.

Let's wait a few days to get a better picture.

still lower than the previous month's 12.

some long time bull is also in the bear's camp now. That's significant. Just click on the numbers, you can see the names.

Actually this kind of voting is skewed. Voters with vested interested will always vote bull until his/her property has been disposed and vice versa.

The best gauge is still the overall transaction volume minus EC.

Actually this kind of voting is skewed. Voters with vested interested will always vote bull until his/her property has been disposed and vice versa.

Well, this is the beauty of democracy. Everyone is free to express his interests. But collectively, we calculate the Bull - Bear.

This is far better than developer centered polls.

I am thinking SC Global trying to do what FEO is doing. More freedom in decision making and they can buy FH land and sales PC with 103 yrs lease. And after delist it maybe apply for local company status thus take away the "complete sale period" pressure.

Sc global share turnover is very low. There is not much prospect to raise funds if their share is not active. In the mean time they have to spend money on listing costs such as regular reporting, legal compliances, etc. Its more cost effective to go private and raise money privately.

The company I am working for used to be listed on London Exchange. After US Private Equity bought it over, they de-listed it.
Within 6 months, lots of major changes happened:
1) Accounting Rules changed;
2) Extremely high level of debt raised;
3) Virtually the whole board were fired;
4) Key senior managers such as Global HR Head, CEO all gone.

And they don't need to answer any questions. This can only be done when you are a private company.
