Do you guys think it is possible for a sellers and tenant for fake or inflat rental yield so as to get a higher selling price for the property.
ie. having the tenant to agreed to sign a TA with inflated rental and then get a kick back from the landlord after selling the property at a higher price.

Yes, and the 'tenant' can just break lease after they managed to dispose at a higher price. Forgo a month deposit is nothing, common
To prevent this, just check propertyguru for the advertised rental prices in the condo and surrounding areas. If the tenant is paying way above market price, you can assume that when the tenancy is up, your rental yield will fall.

In this era of property investment, where got people look at the yield of the UNIT itself ? Of course take average market rentals.
The only use of higher rental is that it will make me select the unit if the price is the same as similar units.

people buying with existing tenancy might fall for it though. From a cash flow point of view, it make look attractive.
