R & E Maisons are two different development under one developer. Both have their own facilities hence they dont share facilities.

Normal travelling time by car 5-10 mins.. peak hour traffic for same distance could be 30-45mins..

Went down to take a look.
Actually not so bad bec looks like the condo has an exit near or at Sommerville walk road, so from there a walk of 400-500m to the side entrance of NEX is about right.

The other way to Woodleigh MRT is also about 400m, the main trouble is crossing the braddell junction, other than that walk is OK.

Its FH, so if pricing the same as all the new LH condos at Potong Pasir, and launched around the same time, that would be interesting to watch

There is a possibility it might b partially blocked. Cant help as Singapore is getting more congested.

Juz checked e indicative price of Maisons: about $1600 psf, which is starting from $900 k for smallest unit. It will lift e price of surrounding properties. I'm quite satisfied w my unit so far ;)

yes both 妈松 indeed very expensive. the area still quite private feel which is like a hidden sanctuary. visited a friend who stays at Acacias and indeed very quiet.

but I think its up slope walking out from the area to main road towards mrt? or the other way round

I actually also stayed around the vicinity at Woodleigh Pk super old walk up before....

$1350-1450 is like $1450-1550 after loading with ABSD. It's about 500m walk to Woodleigh and 850-1000m walk to NEX. Overpriced I would say.

SINGAPORE - DEVELOPER Top Global will launch its freehold project The Maisons by the end of the month, it said on Wednesday.

Prices at the 175-unit development at the corner of Braddell Road and Sommerville Walk are likely to range from $1,350 to $1,450 per sq ft (psf), said chief operating officer Jennifer Chang.

The project comprises two separate developments - the 45-unit R Maison and E Maison, with 130 homes. Residents of one block will not have access to facilities at the other.

It aims to launch R Maison by the end of this month, and E Maison in the first two weeks of next month, said Ms Chang.

Chief executive Hano Maeloa said the development, which is on a 10,255 sq m site with a gross floor area of 14,356 sq m, is aimed at first-time buyers.

"Given that The Maisons is among the first developments rolled out after the recent additional buyer's stamp duty, our pricing strategy will factor in the additional cost of home purchases," he added.

"The Maisons is built on freehold land, which is now very rare given that land sold under the Government Land Sales programme is now of a 99-year lease tenure."

Top Global acquired the site through the 2011 collective sales of Braddell Regalia and Braddell Park for about $97.6 million in total.

The price guide announced yesterday puts the project in the same ballpark as neighbouring developments.

A unit at nearby Bartley Residences cost an average of $1,250 psf when the project was launched in February last year, while units at Gambir Ridge were sold at around $1,400 psf at its launch last September.

Although a preview discount will be given, Ms Chang said further discounts will not be dangled.

"We don't intend to market it such that there are furniture vouchers and rebates. At the end of the day, it goes back to the psf (prices)," she said.

Facilities include a tennis court and three swimming pools.

Meanwhile, Sennett Residence near Potong Pasir MRT station is expected to be launched at an average price of $1,400 psf, with the absolute prices starting from $700,000 for a 485-sq- ft one-bedroom unit and ending at $5-6 million for the most expensive penthouse. It offers a total of 332 residential and three shop units in four blocks linked by a sky terrace which will house a 50-metre infinity pool and a sky-gym. Sizes of the one, two, three and four-bedroom apartments and duplex penthouses will range from 485 sq ft to 4,252 sq ft.

Also expected for a March launch are the 582-unit Urban Vista in Tanah Merah (expected average price of $1,300-1,400 psf), 868-unit Bartley Ridge near Bartley MRT Station ($1,300 psf) and Kingsford.Hillview Peak, which has around 500 units named.
