Does the adage `Location Location Location' works in this new era? It seems not as all new properties are snapped up at record pace and price; LH, not near MRT, amenities etc.

As the de-centralisation takes place along with the influx of buyers (local or foreign) it looks like investing in properties is about Timing rather than location.

Also, has CCR lost its lustre? FH, prime location, near to malls and MRT, under 2k psf and not many takers. :beats-me-man:

Locations of PCs being very near to mrt/mall/good schools still holds and that is why PCs price still up and up especially OCR condos near mrt/mall/good schools.....

CCR PCs (mainly for speculators & foreigners) is being slap with 15% ABSD and hence price is temporaily 'stagnant'. :2cents:

Not just Timing, still need Location, Luck and GUTS

When you compare OCR vs CCR, need to make sure you are comparing apples with apples, that is size, plot, tenure, age of ppty etc.

So which CCR ones have lost their lustre compared to OCR? The price gap is closer does not mean one side is poorer. It could mean the quality and other factors on the other side have improved. It could also mean OCR is over priced or CCR is underpriced, depends on which way one wishes to interpret.

So u are comparing new ocr launches with resale ccr projects? There are some ocr resale condos selling for 7xx-8xxpsf.

And there are OCR (LH) at 14XX psf and CCR (FH) at 16XX psf (both resale) as well. Search and you will know.

I have a thread on the different district price vs time. Ccr has ben stagnant for a few years while ocr has been climbing. Whats next no one knows.

Practical uses for gold.
It has practical use, but the price is too expensive to be used. Anyway gold will always be gold, silver always silver. Proven for thousands of years liao.

Ridiculous to compare CCR with OCR. Lets not be sour grapes. Who doesn't want CCR if one can afford. There is jus a limited amount of land in CCR especially district 9. For me, still dreaming on...

Fairer to use the correct point of reference rather than comparing the highest with the lowest.

Well said. If people can afford gold, why buy silver? Otherwise silver wont be known as poor man's gold.

The word ccr and ocr is too broad based. A good located ocr condo can fetch higher rental than poorly located ccr condo. So can the price. There are many attributes rather than just a district numbering.

When u see many developers dumping all their CCR condos at cheap prices especially fh ones, you will know that CCR has lost it's charm....

But when you see developers hold their CCR properties tigh tight like sc global, cdl, FEO, china sonangol land.... What does that means?

True to some extent. But ccr has some prestoge attached to it and the overall ammenitiea in the vicinity. E.g. optima at tanah merah is excellent, near mrt. Compare that with say Grange infinite which is not near mrt. By virtue of the location already win as it is so near to many things e.g. world class malls, hospitals, theatre etc. compared to ocr.

Is grange infinite poorly located?

Maybe it will be good to choose a few ccr and ocr condos which are priced very closely in terms of psf and quantum. We can discuss and possibly point out why the prices are close and whether one is underpriced and the other is overpriced.
