Top Global to launch Braddell project

SGX-LISTED Top Global Limited plans to launch a freehold residential project in Braddell at the end of this month.

Prices for the twin residences R Maison and E Maison - collectively named The Maisons - are expected to range from $1,350 to $1,450 per square foot (psf).

These prices are "10 to 15 per cent" lower than originally planned, said Top Global chief executive Hano Maeloa.

"Given that The Maisons are among the first developments rolled out after the recent (changes to) Additional Buyer's Stamp Duty (ABSD), our pricing strategy will factor in the additional cost of home purchases," Mr Maeloa said.

He added: "As long as interest rates remain low and buyers continue to enjoy ample liquidity, we envisage healthy demand."

The two residences will comprise 175 units, ranging from 570 sq ft for a one-bedroom apartment to 2,357 sq ft for a two-storey penthouse. It is expected to be completed in June 2016.

As the ABSD does not apply to Singaporeans buying their first property, Top Global is focusing on such buyers.

"There's still quite a pool of first-timers that's not affected by the latest measures," said Lee Lay Keng, associate director of research of DTZ, adding that there will still be healthy demand for projects with good attributes.

DTZ and Savills Singapore are the joint marketing agents for this project.

Jennifer Chang, chief operating officer of Top Global, said the company will continue to launch residential projects, including another freehold residence in the Bartley area later this year.

"We want to differentiate ourselves as a concept-driven developer," she said.

Any history of flooding there? I recall the roads were sloping downwards as you drive into the estate.
