i frequently take walks in the area. from the verv to taka, door to door by your way should be closer to 900m. not very enjoyable. next time take mrt better, just 1 stop. but in the meantime, got to bear with the construction nearby for another 7 years.

not much awareness of this project mah. developer should post in this forum first before they launched in 2011.

from my humble observation. posting here first and then take up a newspaper ad a few days later usually generate the optimal awareness of a project.

you will be amazed at what words of mouth in the internet can do.

I have viewed this twice. The issue here is that nearby developments are doing a much lower prices, the premium buyers have to pay for this is way too much earlier when they launched.

Similiar to the Lumos case. When buyers pay so much premium that at the end of the day, they are looking at paper losses.

That's why buyers are apprehensive.

lumos was launched at 3000 to 3800psf. too much premium.

this one 2100 to 2300+psf, not as exhorbitant.

i feel that its more of the small thin plot of land and lack of facilities.

appreciate brother DKSG and brother bargain_hunter's very selfless inputs. I have gained a lot from your comments. this will definately help to improve new projects in this area.

so i understand that the buyers now want the best bang for a buck, am I correct to say this ?

1) Maximum facillities
2) Luxurious items
3) Special items
4) Discounts
5) Wrong timing

Thanks :) I shall work on them.

btw, i oso run everywhere. i run from Liang Court across the bridge to Fort Canning.

Yes, very smart of you to notice that: I only run on the bridge, after that, I rest on the opposite side.

I managed to drop to 99kg from 100kg in a span of 9 months..very remarkably feat, dun you think ?
