Each EC has its own strengths and some possible weakenesses.

Anyone wanna share any helpful inputs? And can anyone who has stayed beside a petrol kiosk share what is their experience? Also is taking LRT more exciting and efficient than taking a bus? What's the difference? Tks.

(2) As for the LRT, I take it occasionally when I visit friends in Punggol / Sengkang. I would not say it is more exciting than taking buses - its more predictable in terms of timing vs buses.

From what I read / heard, LRT is very crowded during peak hours (going to work / coming back from work). They are going to have more LRT trains for Sengkang and Punggol, and run the services more frequently so that will help ease the crowed situation.

I like the design of this EC. Main disadvantage is its location - the LRT helps but would still take time to reach the Sengkang MRT station.

Those who do not find transport a problem (i.e. drive a car) should go for this EC.

I also think you should reconsider as Lush Acres (and Eco) could be the more affordable ECs.

The subsequent ECs could be more ex given their higher land cost and the expectation that new mass market PCs are likely to cost even more - about $1,200 psf???

Maybe see the price first then decide. If <750. Then really must considered hard hard.

I was interested in Lush Acres some time back but with PC like Rivervale Crest transacting at 765psf and Compass heights asking 890psf...... This EC seems expensive now.

Don't think you can compare private condos which are a couple of years old with a brand new EC on equal basis

Why not?
New EC price suppose to -20% to -35% from new Condo price.
Then, 5 years condo price may be take as -5% to -10% from new Condo price (for 99LH).
