Only Central Area within CCR is not bound by the rules of mini average size of 70m2.

The new trend right now is MM dual key.

so those who bought 3xx MM..will it be more diffcult to sell in future since now all the new launch slightly bigger?let me give you a scenario.
350sqft at S$2500 psf = $875k
450 sqft at S$2400 psf = $1080k

Both are 1 bedroom. Hence rental is about $3000.
350sqft, gross yield = 4.11%
450 sqft, gross yield = 3.33%

For 450 sqft to match 4.11%, the rent has to be $3700. So the question is will tenant pay $700 for the addition 100 sqft (most likely a balcony or huge aircon ledge). those 3xx sqft are usually very well optimised in terms of the built-in floor area.

So back to your question. Hope you have figured out the answer.
