SINGAPORE — The private property market in Singapore picked up momentum in September, with sales of new residences exceeding 1,000 units for the first time since June, figures released by the Urban Redevelopment Authority revealed today (Oct 16).
According to the figures, 1,246 new private homes were sold last month, a big increase from the 756 sold in August and the 482 in July.

It was also the highest number of sales since June, when 1,806 new homes were snapped up.
The property market has been getting to grips with a number of measures introduced this year which have had a cooling effect on the market.
The most recent of these was the Total Debt Servicing Ratio (TDSR) which was came into effect in June.
Under the (TDSR) framework, banks have to ensure housing loans they grant do not push a borrower’s total debt obligation above 60 per cent of his or her gross monthly income.
Property analysts have highlighted the significance of this measure in taking some heat out of the property market.

UOL Group and Singapore Land last month sold 264 units at their Thomson Three condo in Bright Hill Drive at a median price of S$1,362 psf. Keppel Land sold 89 units at The Glades condo in Tanah Merah at S$1,518 psf median prices.
These figures are based on data released by Urban Redevelopment Authority based on monthly submissions of housing sales by developers.
In all, developers sold 1,246 private homes excluding executive condominum (EC) units in September, up from 756 units in August and higher than the low of 482 units in July. Including ECs, which are a public-private housing hybrid, developers found buyers for 1,658 units last month, up from 1,482 units in August and 594 units in July. Sea Horizon, an EC project in Pasir Ris by Hao Yuan Development, saw 317 units being sold at $818 psf median price.

P/S: I have nvr deny the fact tat Sky habitat is overpriced. In fact, Trilinq, Urban Vista, Jgateway are all overpriced IMHO.

I agree there is a bias because Jurong has an image problem as a smoky industrial estate that will need a long time to shake off. For example, after 20 years, I am still vividly remember the chocolate smell that linger in the air around the boon lay area.

It is hard to people to imagine that Jurong can be transformed into the likes of a 2nd Tampines or better.

But for Tanah Merah, I think majority of people will see it as a doorstep away from Changi Airport and its future development (Jewel) , Changi Business Park, East Coast Park and the greenery & idyllic neighborhood.

Hence, while many people see the psf from The Glades as overpriced, it shock has been very much watered down but the positive things mentioned above.

But for the same psf at Jurong Gateway, many people will add the industrial town image to the record price, thus aggravating the shock even more.

That is just my 2 cents.

But did you notice a convergence with RCR and OCR - wierd?????

Actually, I have a few RCR, the issue is the employment locations are now located in MBF (to me, that is the new CCR)... and OCR...

So people are wanting to stay near their work places....

Which RCR has a high employment catchment area (serious question).... Never really looked into it.... Hahahahahaha

But Tanah Merah, Paya Lebar, Jurong, seems to be the hot area leh.....

Want to hear opinions of people on this portion... I have not really thot deep into this yet... But this is just an observation from a generic view... No data to substantiate it.... :confused::confused::confused::confused:

The price of the property is always proportional to the distance to CBD.

The pinnacle of residential dwellings in Singapore, the GCBs, tend to cluster a certain distance from the CBD (except Windsor Estate, Bishan, RCR, and Green Hill Estate, Bukit Panjang, OCR).

Thus, I believe that other than price being related to distance from the CBD, there may actually exist a "Goldilocks zone" around the CBD where prices are simply, stratospheric.

If decentralisation is successful, rcr will slowly loses its importance/appeal. Last time RCR is good because it is nearer to the CBD where all the jobs are and RCR is less expensive to CCR. If decentralisation is successful, job clusters will be in OCR and CBD....

One thing that is certain for Singapore is that car ownership will become more expensive over time and more people will have rely on public transport instead of private cars. Hence in the medium to long term property prices near transport, commercial/employment hubs, schools and amenities will continue to rise due to continuous pent up demand from both buyers and tenants.

And this is likely to change the property landscape where in the past, you could say that property prices peak in the central and taper down as it move further out of the central. But with government decentralize effort, the property landscape in Singapore will look more like this.

CCR will of course still be the tallest peak, but there will also be more hill appearing because government decentralization plan.

Yes you are right.

Singapore private properties so HOT is because of upgraders.
If they want to cool private properties, they need to cool resale HDB flats first. Otherwise, just talk only and current CMs all target private properties only give people the impression is to try to rack in $$$ than trying to tackle the source of problem...

1 very good CM they yet to implement to cool resale HDB (which they used to have previously): No tenanting out of whole unit, no such thing as lock 1-room, etc, resale HDB prices sure cools, private condos demands sure cools!
With this measure, can remove all other measures targeting foreigners and buying 2nd units, 3rd units etc! :p

Those projects not doing well seem to be the higher end projects with high psf or small projects in questionable locations e.g. near budget hotel.

It could probably take another 1-2 years for the market to digest the units. I suppose many investors are now going for overseas projects in UK, Australia and Malaysia, and unknowingly, in some scams.

Looking at the recent GDP projections, immigration numbers and supply pipeline, IMHO we may see recovery in 2015 starting from OCR and RCR (driven up upgraders and more decentralising effect) if the economy continues to sustain. For CCR (other than near Marina Bay financial district), it could probably stay stagnant or decline for quite some time due to ABSD, TDSR and SSD.

Rental yield around that area is unlikely to be great. If you are buying for own stay by all means. But I will not buy for investment due to its LH status and poor yield.

we can't assume like that. but its clear that OCR is undersupplied. minus off that kingsford (not favoured) project and seaside residences (not affordable), there are not that many affordable units for upgraders.

There are 1886 units of OCR (ex-seaside) for sale in the future (including the so-called held back phases of certain projects) despite Le Quest being added to this statistic.

similar to the ec scenario, it would take about 3 months to clear the lowest priced inventory in sg.

Income also went up a lot over the past 10-15 years. Just 9 years ago, median income was 2.9k. Today is 4k. That is like close to 40% increase. And needless to say, the top 20% are going up even faster.

Second factor is the en bloc. Massive cash was injected into the market from 2005 to 2008. The money doesn't stay with 1 person only. Some buy HDB which in turn, allow the hdb owner to buy private. Some buy private and you can see the rippled effects. 1 person's gain might be rippled to 5 people down the chain. Coupled with increased salary, of course prices will go up. You don't buy, someone else will buy. You are not alone.

for 60 year lease property 400k in jurong kechil there, rental is 2k p.m, after deduct everything let's say collect 8 months per year only, 16k * 30 years already make back the 400k outlay. And the property still got remainder 30 years. What's the [problem?

So don't worry even if leasehold, as long as can rent out, let it be.

btw, no need to fire up your excel spreadsheet, do a full 30 year cash flow with all sorts of deductions etc, i just giving you a quick gist and example. hope you get the drift.

You are only in trouble if (1) you paid WAY too high for the property (2) you can't hold it when value drops (3) you can't rent out the property.

Otherwise OCR property is just fine, although best is still your CCR D9,10 condo lah - except it's prohibitively expensive (maybe not to you, but for others). You're one lucky man to have such good FH condo.
