There are some more defects to rectify, is it advisable to get the agent to find the tenant for me first?

I called the agent who sold me the unit to help me find the tenant but he wants me to sign the exclusive right, is it advisable?

Now I have problem with my curtains. If I get customs made, it is going to cost me >$1k, is it worth it? I went to Ikea to buy one set for my hall to try it out first but it was too long, so I paid someone to alter for me. After altering, it didn't solve the problem, it becomes "imbalance", centre portion of the curtain touches the floor but side ways are too short, what should I do, leave it or get the lady to alter for me again but there is not enough cloth to alter further.

I have already bought all the furnitures for my rented unit but if my future tenant wants to bring his/her own furnitures, is it mean that I have to remove all or try to find another tenant who will take in all my furnitures?

imo signing exclusive tends to benefit the agent more than the landlord. Perhaps you gave the agent the impression you are in a hurry to rent out. No right and wrong really, so far i have not signed any exclusive.

Unless the curtains are terribly unsightly, else I would just leave them be.

Since you have bought furniture, your unit will be advertised as fully furnished, which is usually at a higher rental. I have had eager tenants who wanted my furnished unit but needed me to remove my furniture as they have their own. if i really like the tenant i will try to find space at home or elsewhere to store my furniture. otherwise i reject them.

This agent had called us even few weeks before TOP whether we want to rent out or not and subsequently, he will call again to check, total already 4 times within 3 months. So my spouse told him that if we want to rent, we will let him know. Now it is about the time to rent, so we called him yesterday and he asked for an exclusive right and want to sign on this Sunday. He seems to be an aggressive agent, is it advisable to engage this type of agent. Will it be difficult to deal with him later on if have problems.

Told him that we don't want PRC and he said that in that case it will be very
restricted because our area is PRC market. Told him we want 2 years lease and he said it has to depend on the tenants. Told him we want to rent out at $xxxx, he said depends on the market demand.

It is generally advisable not to sign an exclusive right unless you know the agent for many years or he is your relative.

For newly TOP ppty, there will be tonnes of agents waiting to market for you. For resale, just pptyguru and you will have some sense on the no of agents doing the rental market for that particular ppty. Get an agent that "specialise" in your paricular ppty if there is one.

as landlord, you set your own conditions that u are comfortable with and after a month or so when u have the sense of the market at that time, you can modify accordingly. When u are desparate, then you have little choice.

Also ask around your friends for agents that know well, esp if you are inexperienced as a landlord.

You do not need exclusive right for newly TOP condo. But you have to be prepared to be at your place when there is a viewing.

getting agent to be exclusive is no-no, unless you trust him/her can perform well (and that is after many good experiences). i know of one agent, if she tink she cannot perform for a particular condo, she outright reject to take the job. that is the kind of good agent you need. and she dun even ask for exclusive, becoz no need.

haha, sounds like no point having him as exclusive.

Where is your unit located at? MM unit?

I have never signed any exclusive with any agent. For newly TOP projects, you will see so many agents below. Just give your unit number, contact and expected rental. They will definitely call you.

No need.
Else, may lead to more headache later on, due to the "exclusive" agreement.

My defect is not fully completed yet, can I ask the agents to look out for me first. I met one of the agents, he said he is very close to the person who in charge of our defects, so whenever there is a tenant, he will get the permission from the owner and then get the key from this person and view the unit. Owner needs not go down. He said he doesn't like to have PRC tenant too because previously he had one and he got lots of headache, so much complain from the owner.:tsk-tsk:

let him call you.

how long it takes depends on many factors. How much to rent out you can check propertyguru or ads to see how much are others asking. Also, some periods during the year have less tenant traffic, like now.
