Urban Vista is hitting all the right notes. With the TDSR and the developers wanting to unload balance stock - more than 85% sold - this is a good time to rethink this project.

Every pros and cons of this project have been worked over thoroughly in this forum, so there is no need for selling here.

Whether you are buying to stay or rent - 2 things stand out.
Main consideration is Price
2nd factor is location which roughly translates into amenities or individual needs, and preferences.

Well there is no need to use gimmicks for the Duo Residences. Buyers are falling all over the project.
No doubt it is due to the location and the rich dad, poor dad phenomena of making your money work for you.
It just goes to prove 2 points.

Duo Residence got the Pricing right and the location is just too hot to pass up.

The website by ZT did have some pricing as follows, probably left with those 'bigger' 3/4br:

- 3 bedroom #02 -17, 850sf, $1,118,000
- 3 bedroom #08 -07, 850sf, $1,173,000
- 4 bedroom #04 -39, 1044sf, $1,398,000
- 4 bedroom #01 -46, 1130sf, $1,448,000

This price cut probably explained the decrease in psf for recent purchase compared to purchase during the few months of launch per caveat lodged:

For 3 br of 850 sf,
1. #9-7 - 1,385 psf (lodged in Oct)
2. #7-7 - 1,527 psf (lodged in May)

3. #10-18 - 1,352 psf (lodged in Oct)
4. #9-18 - 1,473 psf (lodged in Apr)

For 3 br of 797 sf
5. #13-30 - 1,406 psf (lodged in Oct)
6. #12-30 - 1,548 psf (lodged in Apr)
7. #11-30 - 1,515 psf (lodged in Apr)

No wander The Glades cannot move any units in Oct while UV managed to sell 11 units!

Rooms must be quite small in a 4 bedroom with 1044sqft.

Lousy layout. Lower Price is not an ultimate buying motivation for me.
