Why this index?
In Singapore, there is no official index to show Buyers' Attitude for residential properties. This forum is the best place to fill in this gap.

How does it work?
Everyone is entitled for one vote, the index is calculated by
the percentage of bulls - percentage of bears
(Please vote even if you are neutral because it will change the overall percentage scores).

Historical Numbers:

Quarter, Votes, Index
Q4 2012, 65, 12
Q1 2013, 35, 6
Q2 2013, 56, 0
Q3, 2013, 59, -34
Q4, 2013, 53, -45
(The max of the index is 100, the minimum of the index is -100)

Certain historical event in the last quarter has permanently changed the landscape for real estate investment in Singapore (your grand children will read it from the history book). But we are in happy new year mood now. So let's see how the forumers will vote.

The firesales (10-20% off) may be few and far between during this lull. So may be best time to start hunting for such buys. Index drop of 20 % within the year is quite unlikely.

I assume it means pte condos. It is a good time to buy BTO though, as supply is coming down and prices are more reasonable.

Good idea. If there are enough people to vote, I can give it a try to start a sub-index. But shall we control for only those "first timer" to vote?

As for a even more narrower index "first timer BTO buyer", it may not be very useful - because many people in this forum are no longer eligible, and for those who are eligible, their buying decision is driven by other factors (such as forming a family), timing is less important to them.

Shall I start to run another poll on Feb, May, Aug and Nov just for "first-timer private buyers"?
