Below i list down the PROS and CONS of development with mechanized carpark system.
Why i started this thread is bcos i'm considering a boutique development with such system. Never had a home with one before. Consulted numerous friends and receive mixed reviews. More tilting towards negativity.
Please feel free to contribute pointers or experiences so as to help me make up my mind :)

Interestingly Hamilton Scotts pitch this system as one of their selling points (for the showy ones)

PROS
Sheltered from sun and rain
Prevention of theft and vandalism (Peace of mind especially go for long travel)


CONS
Tendency to breakdown / unstable
Takes some time to retrieve car (feedback is 5-10mins, this is quite significant as 10 mins drive can sometimes gets you distance 10-15km)
Queue (if only 1 system serving many cars)
Limited tonnage and dimension acceptance
Cannot engage bangla (not racist, just a way of saying) to wash car

The only pro for such system is space period. So dont waste time trying to convince yourself there are other PROS.

Bound to have bottleneck during peak hour like rushing kids to schools. A passive system like the good traditional carpark is always better than an active system with moving parts. Look at what happened to our Singapore Flyer when power is done. The conventional cranking system is used. There is a need for standby generator, higher electrical bill, higher maintenance cost, annual specialist (QP) fee, etc.

The only pro for such system is space period. So dont waste time trying to convince yourself there are other PROS.

You made a point but the pro plays into developer's hand. Doesn't benefit home owners per say.

very true. am especially concerned about possible future escalating MF. however this purchase is to rent out and may be mitigated by rental.
if i don't make this move quite sure over the week it's gone.

it's 5 mins walk to mrt and part-sheltered. I believe more attractive to pool of non-driving tenants.

i'd seen taiwan, jepun, korea - mech car system are like dime in a dozen.
Even our very own HDB is implementing it already (so perhaps it's not so bad after all?)

Does anyone has really bad experience with mechanized carpark system before? Can share?

You must know who is leading this mechanised carpark project: Er Lee Bee Wah. It is a pilot project and really meant as a last resort due to space crunch of existing development. It is not economical viable for a private run estate.

Depending on the number of units in this development, the cost of maintaining this system including emergency repairs / recovery and maintenance can be pretty high.

Mechanised carpark only make sense as a temporary system due to sudden shortage of carparks like the one opposite PWC in telok ayer area. It is now removed to make way for new development.
Depending on the number of units in this development, the cost of maintaining this system including emergency repairs / recovery and maintenance can be pretty high.

No for me too thinking of the long term. Why don't you go to Golden Landmark and try it out yourself presuming u do drive? Their car park is mechanized for the upper deck. Needless to say the last time I parked there to go to Haji Lane I parked at basement their normal car park :p

hi, i will not buy this development for the reasons already listed above. however everything hinges on your strategy - low entry price (bargain in your concerns re this carpark), holding period vs oncoming price drop, exit plan, etc. it may turn out to be a gem for you with few interested bidders. remember though: there are plenty of other offers waiting for you in the months ahead unless this unit fits your needs and current budget. :)

I've passed up on this 1+1 bedroom offer. Good for the buyer at this purchase price, factoring in current 10% depressed rental rate should still command gross 4% rental yield.
Had thought could be future retirement home (15 years time) but noting having a vehicle is so essential for me, can't comprehend the hassles that may come later.
However looking at present nation demographics, this system seem the way going forward.

The system going forward is to have less car on the road not mechanized carpark
