GuocoLand ramps up marketing for new condo in Sims Drive (Amended)

The 2.4 ha Sims Urban Oasis features a sky park and a 300 sqm childcare centre

GUOCOLAND is slated to launch its 1,024-unit condo project in a quiet enclave off Aljunied Road only early next year, but has started drumming up interest in the project and its location.

A Facebook page for the Sims Drive project and an interactive map showing the nearby amenities, schools and well-known eating places have been launched.

Sims Urban Oasis, as the 99-year leasehold project has been named, will be among the very few Singapore condo projects to house a childcare centre.

GuocoLand said it is getting the necessary approvals to begin sales, so it has not firmed up the details on pricing and the initial number of units to be released.

GuocoLand (Singapore) managing director Cheng Hsing Yao told TheBusiness Times: "We will price it appropriately, which means we will look at the market, the interest, our products and take all factors into consideration."

The childcare centre, at 300 sqm in size, will most likely be able to take in 30 to 50 children. Though it is open to outsiders, the landscaping will be such that non-residents will not be able to wander into the project.

Mr Cheng said that, besides pricing, product positioning would be crucial in the current market conditions. Sims Urban Oasis will target diverse groups of owner-occupiers - from young couples, small families and singles to multi-generation families.

There are compact suites, Soho (small office, home office) units, "lifestyle" apartments overlooking landscaped gardens and pools and larger units, which will have the option of dual keys, for multi-generational families.

Analysts are expecting GuocoLand to price Sims Urban Oasis competitively relative to TRE Residences, a 250-unit project next to Aljunied MRT station recently launched by an MCC Land-led consortium. About 20 per cent of units there went at an average of S$1,416 per square foot (psf).

R'ST Research director Ong Kah Seng said he expects GuocoLand's project to debut at about S$1,350 to $1,400 psf, based on its land price.

While deeming it a strategic move to target owner-occupiers given the size of the project, he noted that rental prospects are still quite positive in the locality, where rents averaged S$3.40 per sq ft per month in the third quarter.

Mr Cheng said the large size works to the project's advantage; the 2.4-ha development will house a wide range of facilities that include a sky park, from which residents can watch fireworks, given the project's proximity to Marina Bay and the Singapore Sports Hub. Sims Urban Oasis is a few minutes' walk from Aljunied MRT station, and just one MRT station away from the up-and-coming Paya Lebar Commercial Hub, where numerous jobs are being created.

Elsewhere, GuocoLand sold 15 units at Clermont Residence, the residential component of its first mixed-use project in Singapore, at prices above S$3,000 psf. This 181-unit luxury project in Tanjong Pagar was launched in late 2013, a few months after the lending curb known as TDSR (total debt servicing ratio) was implemented.

Mr Cheng said: "Certainly, the cooling measures had an impact, that's for sure. We're reviewing our plans for Clermont and we'll be responding to the market as we go along."

The project, expected to be completed in 2016, also comprises a 38-storey Grade-A office building named Guoco Tower, 100,000 sq ft of retail space and a 202-room luxury business hotel to be managed by glh.

Mr Cheng said the group has already approached potential tenants for the office and retail space.

Some of my friends went to see. They are interested but do not want to commit now as they fear price might drop further this year.

Anyway most of the initial launch stacks are facing the expressway.

Yes, 1.25M for a 3-bedder is attractive but its for the really tiny 818sqft unit and most likely low floor without much view too. 818sqft is the smallest 3-bedder Ive seen, very low quality living with family unless you're buying to rent. And again, you've got to take into account the large supply of units coming up in the next few years. Those seeking a source of passive income may have their hopes dashed. So be prudent with your purchases.

I think Bartley Residences is a much better choice, surrounded by private housing and an MRT station at your doorstep. Its unit size is I think the minimum for comfortable living. Condo sizes are really getting tinier these days!

The former has a better location, closer to city than Bartley. However the project doesnt look interesting.

New project sales status: Over 100 units sold at Sims Urban Oasis

Guocoland has sold more than 100 units at its 1,024-unit Sims Urban Oasis condo project at Aljunied since sales began on Feb 14.

Some 200 units ranging from one to five-bedroom units were released in the first phase, with selling prices of between $1,295 and $1,595psf.

The nearly 2.4-hectare site fronting Sims Drive, Aljunied Road and the Pan Island Expressway (PIE) was acquired by GuocoLand last year at $530.9 million or $687.9psf of potential gross floor area.

Market watchers noted that the sales performance for the 99-year leasehold Sims Urban Oasis was largely within expectations given today's subdued environment.

Almost 90% of the buyers are Singaporeans. Half of the buyers are owner-occupiers.

Can share a bit more as in psf purchased, which type? I think this is a good project with some mixed retail shop and childcare. Could be targeting young couples as well. And being so near to mrt, I don't expect it to be bigger than some of those far away projects.

Overall if u know what is coming up in that area, a good Project. The only golden question is the Timing.......:)

btw just like to get some opinions, realized that sims urban oasis its loft unit does not seem to be selling. Is there any particular reason to this given that its 1 beded seems to be selling much better.

And generally would it be a good idea to buy a 1 beded unit from sims urban oasis in terms of rental given that its not very far from many other 1 beded units in the geylang area?

1) Sims is 4mrt EW line to Cityhall. Proximity to Main CBD.
2) Sims is in btw future Paya Lebar CBD & Kallang Commercialisation.
3) Rental is proven in D14.
4) Amenities Galor in Sims Dr.
5) Similar comparison is Waterbank at Dakota in terms size & scale. (Chk rental/resale psf)
6) James Cook Uni is short walk away, (Potential tenants)

Botanique at Bartley is nice too.
Both are good projects.

lets say that im targeting staff and teachers, would that help to increase rental yield? but not very sure if the staff and teachers from nexus would mainly be locals or foreign talents pool. also thinking since the sch is targeting children will it make more sense to get 2 bedder as compared to 1 beder to target renting out or selling to foreign families that are sending their children to nexus that is just close proximity walking distance

A 30 year-old male Singaporean who works at a construction site at 60 Sims Drive and lives at Sembawang Drive. He developed fever and rash since 22 August and was warded at CDC on 27 August.
A 44-year-old unemployed male Singaporean who lives at Block 54 Sims Drive. He developed symptoms on 23 August and is currently warded at CDC.
36 foreign workers were tested positive, of which 7 are warded at the CDC. They were among the 118 persons working at the construction site at 60 Sims Drive who were tested.[1] The other 29 who tested positive have fully recovered.

Ongoing Screening and Testing

6 MOH will continue to screen the close contacts of confirmed cases. MOH is also carrying out Zika testing on others living and working in the Aljunied Crescent/ Sims Drive area and other areas of concern who have symptoms of fever and rash. In particular, MOH has worked with the contractors at a construction site at Sims Drive to screen the workers there who were recently reported by a general practitioner to have symptoms of fever, rash and conjunctivitis. We have verified with Khatib Camp that there were no symptomatic cases to date.

The land original plot ratio was 2.8. HDB through SERS sold the land and increased the plot ratio to 3. The height for plot ratio above 2.8 is usually 36 storey and above. However, due to height restriction or the developer decided to build only 18 storey hence the development is very compact. Honestly, we should avoid such development when developers decide to maximize the plot ratio and build less than the height expected to save cost.

The issue is not the change in plot ratio. The land was sold with plot ratio of 3 so buyers should know if they bother to ask. The real problem here is the height which is only 18 storey instead of 36 storey or more. This could be due to height restriction or the developer trying to save cost. Can check URA website on height restriction for this area which is likely the case since the site is near Paya Lebar Airbase.

As an owner of PPR, I also hope there is some spillover effect from nearby schools, this one is still one stop away by train. I reckon the parents of these international school kids will not want to stay in walk up apartments in one of the Lorongs.

Doesn't Southbank have a Low density? One of the pros of mega projects is maintenance fees tend to be lower. But using facilities will be an issue on weekends. There is certainly a growing disparity in sizes, density of newer projects and over time I think lifestyles will change. Of course demographics have also changed and we have shrinking household sizes. Possibly over time our Plot ratios will be increased too.
